My landlord just hiked the rent again, honestly, I'm so fed up of renting. Finally taking the plunge, budget's around 70L-1.2Cr for a 2 or 3 BHK in Mohali. I'm looking at True Bodh 79 and Landmark Avana 1st Phase, both seem interesting but the price difference is huge. True Bodh looks more within reach, but I'm worried about the total cost of ownership. Is the base price for these under-construction projects ever the final price? What about stamp duty, PLC, and then interiors? Feels like they add another 15-20% easily. Also, for a 5-year appreciation, which one makes more sense? Landmark Avana is pricier, but does that mean better long-term ROI? Or is True Bodh a better entry point? Not sure if the higher initial outlay for Avana justifies the potential returns. Any experiences with hidden charges or unexpected costs with either of these builders?
Landmark Avana 1st Phase ka clubhouse actual mein kitna use hota hai? Investor perspective se, kya yeh amenities tenant attract karti hain ya sirf maintenance badhati hain? Security system bhi sirf naam ka hai ya proper visitor management bhi hai? Mujhe lagta hai kai projects mein clubhouse sirf show ke liye hota hai, real value kam milti hai.

Investor perspective se soch raha hoon, but construction quality pe bohot doubt hai. Kya kisi ka experience raha hai ki possession ke ek saal baad cracks ya seepage issues aate hain? Resale value pe kitna impact padta hai aise issues ka? Aur maintenance charges ke against service quality kaisi milti hai? Clubhouse amenities kya sirf show-off hain ya actually use hoti hain? Not sure if that premium for amenities really pays off long-term for tenants.
