Laxmi Vihar Apartments — this project ka rental yield sab bolte hain bahut high hai but I don't see it. From my experience, ye area mein actual rental income bohot niche rehta hai compared to jo brokers quote karte hain. Capital appreciation bhi utna nahi dikh raha hai for long-term investors. I've seen this pattern before, high investor ratio projects end up with low occupancy. Who will buy in 5 years if there are so many empty units? Exit strategy is a big question mark. Change my mind.
Since last year, I've been eyeing properties in Delhi for investment, especially Laxmi Vihar Apartments. I'm based in Dubai, so site visits are tough, relying on brokers and online info. Honestly, everyone hypes up Delhi's rental yields, but Laxmi Vihar mein kya actual ground reality hai? Matlab, 2BHK ka kitna rent milta hai after all deductions? I hear stories about ghost societies and low occupancy, which is a major concern for an absentee landlord. Can't risk empty units. And the resale market? If I need to exit in 5-7 years, kitna liquid hai yeh project? Will there be genuine buyers ya sirf investors hi reh jayenge? Power of attorney se manage karna aur property manager rakhna seems like a headache agar resale mein dikkat ho. Builder ka RERA compliance record kaisa hai? Koi hidden legal issues toh nahi hain? Mujhe lagta hai RERA bas naam ka hai for some projects. Change my mind.
₹78 lakh for a 2BHK in Laxmi Vihar Apartments – I thought it was a good deal last year. Just got possession in March, aur abhi tak, I'm trying to figure out the real investment potential. Brokers ne bola tha ki capital appreciation zabardast hogi, but current market sentiment thoda down lag raha. Kya aapko lagta hai yahan prices really move up fast? Matlab, pre-launch se kitna increase hua hai ab tak? Aur rental yield ka kya scene hai? Ek tenant mila hai ₹22k pe, but I was expecting at least ₹25k-28k. Is this normal for a 2BHK here? Honestly, not sure if my rental expectations were too high. Plus, resale market ka kya haal hai? Agar 5-7 saal baad exit karna ho, kitni liquidity hai yahan? Koi active secondary market hai ya mushkil hoti hai bechne mein?
Hidden charges after moving in are a real scam, seriously. I just shifted to Laxmi Vihar Apartments last month, and the amount of extra money for registry, PLC, and society formation was insane. Brochure mein kuch aur dikhate hain, but reality mein it's almost double. Manoj Narang Homes ki bhi baat chal rahi hai mere friend ki, woh upcoming hai. Kya wahan bhi itne hidden costs honge, ya unka process thoda transparent hai? Anyone who bought recently, especially in upcoming projects, share your experience with total cost of ownership?
Been looking for a 3BHK for my family for nearly a year now, and Laxmi Vihar Apartments is on my shortlist. My wife's main priority for the kids' admission is a good school nearby. Is the neighborhood around Laxmi Vihar safe and family-friendly? Aur wahan ka community vibe kaisa hai? On paper, it looks good, but daily life ke liye kitna practical hai? Are the amenities actually usable, especially for kids, ya sirf dikhane ke liye hain? Residents, please share your genuine experience. Should I consider it seriously for a long-term home?
