Honestly, after investing in a couple of properties, I thought I had the Gurgaon market figured out, but M3M Soulitude is making me rethink. I'm looking at it purely from an investment lens, aiming for strong capital appreciation. What's the general sentiment on its resale value in the next 5-7 years? I'm concerned about liquidity if the buyer profile is heavily skewed towards investors. Kitna active secondary market expect kar sakte hain yahan? Also, its current price per sqft, ₹70.94 L se ₹1.74 Cr, seems to have already seen good appreciation since launch. Is there still enough upside left for a decent ROI? Any insights into the actual investor vs end-user ratio would be appreciated. Don't want to risk a ghost society situation.

Did a site visit to M3M Soulitude last weekend. Fed up of renting now, my landlord just hiked it again. Finally taking the plunge. Thinking about M3M Soulitude for investment. They're still under construction, which makes me nervous. Is M3M's delivery track record actually good? I don't want to get stuck with delays. Also, what's the resale market like there after possession? Wondering about capital appreciation and ease of exit in 5-7 years.
Visited M3M Soulitude last weekend. I'm currently in a 2BHK, thinking of upgrading to a 3BHK or villa. Brochure looks great, but real daily livability kaisi hai wahan? Jo amenities hain, are they genuinely useful or just for show? Especially the clubhouse and sports facilities. Neighbourhood mein schools aur markets kitne paas hain? My current EMI is already high. I always try to check amenity usage during different times, not just when brokers show. Any residents can share if maintenance is an issue? Hope this helps others check too.
