Ghaziabad projects are on my radar. I'm based in Dubai, so can't visit MR Proview Officer City 1 or Crossings GH7 directly. What's the real ground truth on registry smoothness for both? Also, which has better rental potential and less investor-heavy population? Don't want a ghost society.
Did a site visit to MR Proview Officer City 1 last week. Ready-to-move hai, but builder ka delivery track record kaisa hai, knowing Ghaziabad market? I'm looking at it purely from an investment perspective, like a 5-7 year horizon. Pre-launch mein kya pricing thi aur ab kitna upar gaya hai? Matlab, capital appreciation potential kitna bacha hai? My concern is the builder's past projects. Kya unhone time pe deliver kiya hai ya delays common hain? Dekho, from my experience, builder ka track record bahut matter karta hai ROI ke liye. Koi real numbers hain kya, like annual appreciation percentage for similar projects? Also, iska rental yield kitna expect kar sakte hain? I'm calculating a 3-4% yield, is that realistic or too optimistic?
MR Proview Officer City 1 – Fed up of renting, looking at this ready project. But iska resale market kitna liquid hai? Builder ka track record for capital appreciation kaisa hai, worried about exit.
Budget finalised, loan pre-approved – ab MR Proview Officer City 1 dekh raha hoon. I work in real estate, but for myself, it's different. Builders ke marketing spin mein nahi aana. Carpet area efficiency kaisi hai? Society ka vibe friendly hai ya isolated? Noise levels aur air quality daily life mein kaisa experience dete hain? Genuine home hai ya bas paper pe good lagta hai?
I honestly thought buying a ready-to-move flat would be stress-free, but MR Proview Officer City 1 ne toh dimag kharab kar diya. Brochure mein jo amenities dikhaye they, unka reality check bilkul alag hai. Swimming pool ka paani ganda rehta hai, aur gym ke machines bas naam ke hain. Kids play area bhi itna maintained nahi hai. Kya sabke saath aisa hota hai? Aur maintenance charges! I had no idea it would be so high, almost ₹4 per sqft. RWA bhi sunta nahi complaints pe, bas bill bhej dete hain. It feels like we're paying for things that don't even work properly. Is this normal for Ghaziabad societies, ya sirf yahan ka issue hai? How do people manage these hidden costs? Honestly not sure agar yeh worth it hai.
Been looking at Ghaziabad projects for a while now for investment. I'm currently in a 2BHK but thinking of upgrading to a 3BHK in MR Proview Officer City 1. It's ready to move, price ₹42-95L. Iska capital appreciation kaisa raha hai since launch? Matlab, price movement kitna hua hai? Aur rental yield kitna expect kar sakte hain yahan? Actual monthly rent kya milta hai? Resale market kitni active hai? Long-term investment ke liye sahi rahega ya liquidity issue ho sakti hai? What's your take?
