Been tracking Ghaziabad for years. One Enclave looks interesting. What's the real ROI, considering capital appreciation and rental yield? Is the investor ratio too high, creating a ghost society risk? Need thoughts.

Builder track records are such a joke lately. I'm looking at One Enclave in Ghaziabad for investment, currently in a 2BHK but thinking of a 3BHK here. Their projected delivery date seems a bit too optimistic, especially after my last project got delayed by 1.5 years. Lost so much potential rental income and capital appreciation. Is anyone tracking One Enclave's progress closely? Kya lagta hai, time pe possession milega ya phir se delay hoga? Resale market pe bhi toh impact aata hai na, agar project latke.
