Dwarka Expressway projects — I'm seeing a lot of new inventory coming up there. As an investor, quality matters more for long-term ROI. OSB Expressway Towers mein I've heard mixed reviews on construction quality, especially after a year or so. Cracks, seepage issues, these things kill rental yield and future resale value, right? Also, these fancy clubhouses and pools, are they actually maintained and used, ya bas show-off ke liye hain? Does it really justify the premium, ya tenant ko bas basic connectivity chahiye? What's your experience with actual construction quality and amenity upkeep in Gurgaon projects, especially the newer ones?
Mohali mein ghost societies ka risk bahut high hai, especially in some new projects. I'm looking at OSB Expressway Towers for an investment, but I'm based in Dubai so can't do a site inspection myself. Kya yahaan capital appreciation potential abhi bhi hai, ya prices already peak kar gaye hain? I'm worried about the investor-to-end-user ratio, don't want a place jo mostly khaali ho. What's the resale market like for these types of apartments? Agar 5-7 saal mein exit karna ho, will there be enough demand? Also, legal clarity for overseas investors is a big concern. Any ground-level info on this project ya builder ka track record?

Meri main worry construction quality hai, especially for resale value and long-term maintenance. Suna hai OSB Expressway Towers mein amenities kaafi promised thi, but actual delivery kaisi hai? Kya construction quality bhi solid hai ya 1-2 saal mein cracks, seepage aane lagte hain? Aur maintenance charges kitne hain, aur unke against services kaisi milti hain? Tenant attraction ke liye amenities aur quality important hai. Koi experience share kar sakta hai?
For almost a year now, I've been so done with renting, finally thought of buying a flat in OSB Expressway Towers. But yaar, the possession date keeps shifting. Brochure mein jo amenities dikhaye they, lagta nahi milenge. Swimming pool, gym, sab bas paper pe hi hai? Builder ka response bhi theek nahi hai. Bahut tension ho rahi hai. Anyone else facing this with OSB Expressway Towers? Kya actual mein wahan rehna sahi hoga after all this? Really worried about daily life quality once we move in.
Sector 74 — been looking at this area for a bigger flat for my growing family. DLF Central 74 looks amazing but yaar, the advertised price versus the final total cost of ownership is just crazy. They quote one figure, then add PLC, stamp duty, registration, maintenance advance... it just adds up so much. OSB Expressway Towers is in budget, but I'm worried about carpet area efficiency. My wife's main priority is usable space for the kids. Has anyone bought in DLF Central 74 or OSB? What was your final out-of-pocket cost? Aur kitna extra pay karna pada after all the hidden charges? Does DLF actually give good usable space considering its premium?
I'm currently in a 2BHK in Sector 57, thinking of upgrading to a 3BHK or villa. My budget is flexible but that ₹3.9 Cr for Pankaj Homes Ansal Esencia (completed) feels steep. OSB Expressway Towers, on the other hand, is ongoing and much more affordable, around ₹50L for a 3BHK. I'm honestly not sure if the 'ready-to-move' status of Esencia justifies such a massive price difference. What's the investor ratio like in OSB vs. Esencia? For a family, I'd prefer more end-users. Which project do you think offers better 5-year appreciation, considering the price points and possession status?
