₹95 lakh for a 3BHK in Presidency Heights? As someone who works in real estate, I know how builders spin the 'premium amenities' story. But buying for myself, I'm seeing it differently. My main worry as an investor is the actual ROI after all the hidden costs. Maintenance charges, yaar, they're a huge chunk. Does the actual service quality in Presidency Heights justify those high monthly bills? Often, the grand clubhouse aur sports facilities sirf marketing gimmick hote hain, baad mein ghost facility ban jaate hain. Tenants won't pay extra for unused amenities. Also, parking allocation – is it reserved and fair, ya daily lottery based fight? A smooth parking system tenant attraction ke liye bahut important hai. Koi real user experience share karega Presidency Heights mein? How's the overall maintenance team response?
Since January, I've been shortlisting completed projects in Noida for my next investment. Presidency Heights, Sector 128, ₹96.84L – ₹1.41 Cr range mein dikh raha hai. I work in real estate, so I know the super area vs carpet area games, but buying for myself is different. Iska capital appreciation track record kaisa raha hai since launch? Matlab, long-term ROI ke liye sahi pick hai kya? Aur rental yield ka kya scene hai yahan? Kya ₹30-35k monthly realistically expect kar sakte hain, ya market mein kam milta hai? Ultimately, I'm thinking about the exit strategy. Is the resale market for Presidency Heights liquid enough? Will it be easy to find a buyer in 5-7 years, ya phir atke reh jayenge? Opinions needed, please.
Presidency Heights – just got possession last month, but kuch cheezein genuinely surprised kar rahi hain. Book karte time, they showed us so many high-end amenities in the brochure, especially the clubhouse aur swimming pool. Abhi dekho toh, pool ka kaam abhi tak pura nahi hua hai aur clubhouse mein bas basic stuff hai. Kya yeh sab baad mein complete hota hai ya jo dikhaya woh bas marketing gimmick tha? Investor ke liye toh yeh sab amenities bahut matter karti hain, for tenant attraction and resale value. Maintenance charges toh poore le rahe hain, but service quality is average. Kisi aur ka similar experience hai kya, ya Presidency Heights mein hi aisa hai? Not sure agar yeh future mein improve hoga ya aise hi rahega. Any thoughts?
Honestly, buying for myself is a whole different ballgame even after working in real estate for years. I know what builders don't tell you, but still... I'm looking at options in Noida, particularly Presidency Heights, and construction quality is my biggest concern for resale value. I've seen too many projects where promised amenities like clubhouses end up being ghost facilities or just poorly maintained after a year. What's the real ground reality with construction quality here? Are we talking about cracks and seepage within months, or actual solid builds? I'm worried about maintenance costs eating into ROI. And those fancy amenities in brochures – how much do they actually impact tenant attraction versus just adding to maintenance charges? Any off-the-record experiences with Presidency Heights or similar projects would be super helpful. What should I specifically look for during site visits to spot potential quality issues early on?
Since January I've been shortlisting flats, and a big discovery for completed projects like Presidency Heights is how brochure pics can be misleading on livability. Currently in a 2BHK in Sector 76, thinking of upgrading to a 3BHK there. My main concern: are the amenities actually maintained well post-possession? Or are they just for show? Also, how's the community vibe? Is it friendly enough for daily life ya sab isolated rehte hain? Already have a home loan, so this big price jump needs real resident validation, not just sales talk.
