Since January I've been shortlisting flats in Bangalore from Dubai. Can't do site visits, so relying on you all. Looking at Prestige Ferns Residency (₹1.90 Cr+) and Ambika JV Anjanadri Layout (₹29.99 L+). Both completed, which is good. My main concern is rental potential and floor plan efficiency for tenants. Also, resale market for these projects, long term mein kaisa hai? Prestige ka maintenance high hoga, Ambika ka shayad kam. What's your take on these two for an NRI investor? Which one makes more sense?

Windsor Township Phase 3, on the other hand, seems to have a much better end-user to investor ratio, which is huge for kids' safety aur community feel. Prestige mein toh I felt like it's mostly investors. For a family upgrading, isn't a strong community more important than just brand name? Change my mind.
