Did a site visit to Purvanchal Sanchar Vihar on Saturday and honestly wasn't expecting this. I'm currently in a 2BHK in Sector 75 and thinking of upgrading to a 3BHK, mainly for investment right now. The property looks well-maintained, quite established. But for an investor like me, is the price jump from my current setup really justified? I'm looking at the ₹63L to ₹1.3 Cr range for a 3BHK. What's the actual capital appreciation track record since its launch? Not sure if the secondary market is liquid enough for a good exit strategy in, say, 5-7 years. What kind of rental yield are people *actually* getting here? Is the ROI still good, ya fir it's kind of peaked out? Any experiences with resale liquidity or builder support for transactions in this project?
