Is Ramprastha Plot in Sohna actually liquid in the secondary market? I'm looking at plots there, prices start from 1.65 Cr. I work in real estate, but buying for myself feels different. Builders always paint a rosy picture, what's the ground reality for resale? Completed project hai, but capital appreciation kitna expect kar sakte hain? Last 2-3 years mein kya movement dekha hai? Investor vs end-user ratio bhi important hai. Ghost society risk toh nahi? Resale liquidity ke liye yeh bohot crucial hai. Any real experiences, off the record?

Honestly, I'm completely fed up of renting. My landlord raised rent again, so I'm finally taking the plunge and looking to buy in Sohna. The EMI vs rent math is finally making sense. I'm torn between a Ramprastha Plot and an Ashley Estate Floors 3 unit. Both are completed, which is great, no UC risk. For Ramprastha Plot, it's a plot, so the total cost of ownership including construction will be way higher than just the land price. Ashley Estate Floors 3 is ₹4.70 Cr, which seems fixed. What's the real total cost difference after stamp duty and interiors for a plot vs. a finished floor? For long-term appreciation (5 years), which makes more sense? Are Ashley Estate's floor layouts actually practical, or just fancy on paper? Which would you pick if you were in my shoes?
Sohna, I'm seriously considering Ramprastha Plot for investment. Based in Dubai, so can't do site visits easily. The price range is ₹1.65 Cr–₹5.50 Cr, which seems high. What's the actual capital appreciation been like since launch? And what kind of rental yield can one realistically expect from these plots? I'm worried about resale liquidity and managing it remotely, you know, need a good property manager. Is there an active secondary market for Ramprastha, or is it a super long hold? What's the real ROI potential here?
