I'm looking at Sohna for an investment property and comparing Roots The Orchard (completed) with Signature Global Titanium SPR (under-construction). My main concern is the possession risk, especially for Titanium SPR. How reliable are their timelines, really? With Roots being ready, is the appreciation potential already capped, or does it offer better immediate rental yields? I can't do site visits myself, so I rely heavily on community feedback. For a 5-year outlook, which one do you think offers better ROI, considering the significant price difference? Also, any thoughts on which would be easier to manage remotely for rental income?
Roots The Orchard mein clubhouse ka kya scene hai? Brochures mein toh grand dikhta hai, but kids use kar paate hain kya? Yaar, mere liye safety aur actual usability matter karti hai. Aksar aise facilities bas showpiece hote hain, real life mein kuch kaam nahi aate. Change my mind.

Did anyone else get shocked by the actual carpet area at Roots The Orchard after possession? Brochure showed one thing, but the usable space feels way smaller now that I'm in.
