India's First Real Estate Community

Okay I'll be honest, investing in Bengaluru from Dubai is way tougher than I thought, especially for a completed project like SD Aura Vista. I'm looking at a 2BHK there, around ₹78L, but can't do a site inspection myself. With Bengaluru housing sales reportedly up, I'm hoping for good capital appreciation over 5-7 years. What's the actual rental yield people are seeing from a 2/3 BHK? I'm worried about it becoming a ghost society if it's too investor-heavy, that can affect resale later. How liquid is the secondary market for SD Aura Vista? Does anyone have experience with property managers for a remote owner there? Need to figure out the real long-term ROI. What does the community think about its investment potential?
Budget finalized for SD Aura Vista, loan pre-approved, but ab thoda confusion ho raha hai. I work in real estate, I know how builders spin things. This project is complete, but I'm worried about the actual rental yield. Brochures mein toh bade bade claims the, but ground reality kya hai? Kisi ne yahaan invest kiya hai? Kya rental income aa raha hai? Also, resale market kitna liquid hai? I'm seeing quite a few listings but movement slow lag raha hai. Investor ratio vs end-user ratio ka bhi issue hai kya? I don't want to be stuck in a ghost society, you know. Meri exit strategy clear honi chahiye. Any honest opinions or experiences, especially from fellow investors? Off the record, what's the actual capital appreciation you've seen since completion? Yaar, buying for myself is totally different.
Is SD Aura Vista actually good for families or just looks good in the brochures? We're a family of four, need a 3BHK, and my wife's really focused on finding a safe place with good schools nearby for the kids. Heard great things, but talking to residents, I'm getting worried. The amenities, like the kids' play area and clubhouse, seem to have constant issues or aren't maintained well. Feels like what was promised vs. delivered is a big gap. What's the actual community vibe like? Is it friendly? We want a place where our children can grow up comfortably, not just another concrete box. Anyone living there now, what's your real take on daily life quality and maintenance charges?
