Got possession of my flat in Signature Orchard Avenue 2 in March. Just a couple months, but honestly, thoda concerned hoon. Already chote-mote cracks dikhne lage hain, seepage bhi hai. Builder ne quality promise ki thi, par... not sure if it's normal. Investor hoon, long-term maintenance, resale value ki tension hai. Good tenants attract karna mushkil hoga. Maintenance charges bhi high hain, service quality utni nahi. Lift kabhi-kabhi अटक जाती hai, common areas cleaning average. Kisi aur ne Signature Orchard Avenue 2 mein similar issues face kiye hain? Mohali mein typical hai? Should I push builder harder?

Spiti Heritage, though pricier, feels like it might give more bang for the buck in terms of actual space and build quality. Not sure if the lower price point of Signature really translates to better investment potential for a 5-year horizon, ya phir sirf paper pe sasta hai. I think the premium for better carpet area in Spiti could fetch better appreciation. Change my mind.
