Since January I've been shortlisting flats in Ghaziabad, fed up of renting now. Dekho, Star Realcon Rameshwar Orchids completed hai, toh possession ka tension nahi. But Jai Ambey Jagdish Puram upcoming hai, price point kaafi better hai. Builder ka track record bhi dekhna padega, Rameshwar Orchids ke baare mein reviews kaise hain? Under-construction mein delay ka risk toh rehta hai na. What do you guys think, should I go for ready-to-move for peace of mind, ya upcoming mein low price ka advantage le lun?
Rameshwar Orchids — everyone glorifies its completion, but main point toh returns ka hai. As someone jo real estate mein kaam karta hai, I'm finding it tough to see solid capital appreciation here post-completion. Builders show you pre-launch numbers, but actual upside kitna hai? I know what they don't tell you. Rental yield ka kya scene hai? People quote high figures, but what's the actual monthly rent for a 2BHK there, net of maintenance? Off the record, is it becoming an investor-heavy society? Ghost societies don't appreciate well, which hurts exit strategy. Change my mind.

Spr Homez By MK Developer ongoing hai, budget mein hai, but possession ka risk hai kya? Star Realcon Rameshwar Orchids ready hai but price kaafi high hai. Iska total cost of ownership including PLC, maintenance kitna jayega? Yaar, 5-year appreciation ke liye which one is better? Is that premium for Rameshwar Orchids worth it, ya Spr Homez mein invest karna sahi hoga? Any experiences?
₹95L for my 3BHK in Rameshwar Orchids felt steep last year. But after moving in, I'm seeing decent rental inquiries, around ₹20k-₹22k. More importantly, the resale market here is pretty liquid. Just saw a flat similar to mine go for almost ₹1.05 Cr. Don't underestimate completed projects for quick appreciation. Check the actual transaction data, not just listed prices.
