Budget finalised, loan pre-approved – ab The Posch by Royal Indraprastha dekh raha hoon. Everyone glorifies completed projects for safety, but nobody talks about the ghost society risk. Iska investor-to-end-user ratio kya hai? Matlab, will it be empty? Honestly, mujhe lagta hai high-end projects mein yeh issue zyada hota hai. What's the real rental yield one can expect? Aur iski resale market kitni liquid hai? Change my mind if I'm wrong, but I'm worried about finding tenants or buyers later.
Since Diwali, I've been seriously looking for a flat in Bangalore, aur ab toh thak gaya hoon. It's my first property, so parents also have a lot of input. I've shortlisted two completed projects: The Posch by Royal Indraprastha and Mahaveer Sitara. Both are ready-to-move, which gives peace of mind, no under-construction delays ka tension. But price range is similar, around 2.5-3.5 Cr. My main doubt is the builder ka track record. Royal Indraprastha aur Mahaveer ka experience kaisa hai? Kya inka after-sales support sahi hai? Also, for a 5-year investment, which one do you guys think has better appreciation potential? I'm honestly not sure which one would be better long-term. Any thoughts ya experiences?
