Visited both Mehak Eco City and Uninav Utopia last weekend. I'm currently in a 2BHK in Ghaziabad, thinking of upgrading to a 3BHK. Already have a home loan. Honestly, the total cost of ownership seems way higher than advertised. Builders quote a base price, but then PLC, IFMS, parking charges – sab add hokar total kitna upar jaata hai? It's frustrating. Uninav Utopia ka brochure mein clubhouse aur pool dikhaya hai, but site pe itna convincing nahi laga. Mehak Eco City mein toh basic amenities hi dikhi. Yeh hidden charges aur amenities ka reality check kaise karein? Does the final cost always go this high? Are these amenities worth the extra maintenance?
Since last year, I've been looking at properties in Ghaziabad for my own use. Uninav Utopia aur Parisha Home Pvt Ltd mein confused hoon, dono ke quotes dekh raha tha. I work in real estate, but khud ke liye buying is different. Builder log super area ke naam pe kya kya dikha dete hain, but real carpet area efficiency kiski better hai? Aur price per sqft ka game toh sabko pata hai, advertised rate aur final cost mein kitna difference aata hai? Kya kisi ka experience hai with actual usable amenities in Parisha? Utopia mein bhi, brochure amenities kitni realistic hain?
For months, I've been looking for 3BHK upgrades. Aditya Urban Homes Phase 2B is RTM, but Uninav Utopia is UC. Is Uninav's possession risk worth its potential carpet area benefits? Thoughts?
Okay I'll be honest — market mein rehte hue bhi, apni property choose karna tough hai. Uninav Utopia (ongoing) aur Mehak Eco City mein confused hoon, Ghaziabad ke liye. Uninav ka possession risk factor, ya Mehak ka builder trust? 5-year investment ke liye kaunsa sahi rahega? Opinions chahiye.
