Honestly not sure if I'm making the right move here, but I'm so fed up of renting. Landlord ne phir rent badha diya, so finally taking the plunge into investing. Viman Avenue looks promising, but it's upcoming. Investors, aap log kya sochte ho? Mera EMI vs rent math abhi tak clear nahi hai. Builder ka past projects ka delivery track record kaisa hai? Is it risky for capital appreciation if there are delays? Not sure if the ₹1.37 Cr to ₹2.17 Cr range justified hai given the potential under-construction risks.
Viman Avenue keeps coming up every time I shortlist properties in Pune for my first home. The prices are in the ₹1.37-2.17 Cr range, a bit steep but location seems good for my work. I'm really trying to understand the actual carpet area efficiency. Floor plans on paper look decent, but sometimes the real 2BHKs feel so cramped. Does the layout feel practical for daily living ya sirf marketing hai? Also, commute to Hinjewadi or Kharadi from here, is it actually smooth? Google Maps toh kuch aur dikhata hai, but real-life traffic ka kya scene hai? Honestly, I'm just trying to figure out agar yeh project sirf paper pe achha hai ya genuinely rehne layak hai. Koi hidden issues toh nahi hain, jo first-time buyers miss kar dete hain? My parents keep saying check everything.
Under-construction projects always look great on paper, but the reality can be so different. I'm finally looking to buy my own place in Pune, tired of renting, and Viman Avenue is on my radar. I work in real estate but buying for myself is completely different, honestly. They're quoting around ₹1.37 Cr–₹2.17 Cr, but I know what builders don't tell you about the actual living experience. Are the amenities like the gym or clubhouse actually usable and well-maintained after a few years, or just for the brochure? What's the vibe like? I'm worried about noise levels and air quality being so close to airport traffic. Also, what about schools and daily markets nearby for a family? Any honest opinions on the neighborhood's livability and project delivery quality would be super helpful.
Honestly, I'm just fed up with renting now. My landlord raised rent again, and I'm finally taking the plunge to invest in Pune real estate. I've been looking at Viman Avenue and the pricing, ₹1.37 Cr–₹2.17 Cr, looks interesting for an upcoming project. I'm trying to figure out if it's a good long-term hold. Has anyone tracked its price movement since pre-launch? Wondering if there’s still significant capital appreciation potential left, or if current prices are already pretty much topped out. Also, what’s the resale market like for projects in this specific area? Is it liquid enough for a smooth exit in say, 5-7 years, if needed? I'm trying to avoid ending up with something hard to sell. Any thoughts on the investor-to-end-user ratio there too? Don't want a ghost society vibe.
₹1.7 Cr for an upcoming 2BHK at Viman Avenue – is this valuation justified, yaaron? After months of searching and finally buying a flat a few months back, I've got a fresh perspective on Pune's real estate. Now I'm eyeing Viman Avenue for investment, but capital appreciation is my main concern. Pre-launch vs current pricing mein kitna upside bacha hai, anyone tracking? My last purchase taught me to be wary of inflated rental yield promises too. What's the realistic rental income one can expect there? Also, investor ratio vs end-user ratio ka kya scene hai? Don't want to buy into a ghost society. Share your experiences, please.
