Hey everyone, been looking into Vohra Luxury Builder Floors 6 in Gurugram lately as a potential home. Vohra Estate is a known name for these types of projects, like their 6, 7, and 4 series. The project is completed, which is a plus for immediate move-in. Price wise, we're looking at ₹2.75 Cr to ₹3.75 Cr, averaging around ₹14740 per sqft. My main question revolves around the lifestyle here. With 'Luxury Builder Floors', I'm picturing good quality finishes and spacious layouts, which is great. However, for a project where RERA isn't applicable, it often means less in terms of shared community spaces or a dedicated club facility, unlike larger high-rise complexes. This is a crucial point for livability. Are we buying into a property with strong independent living, relying on external Gurugram facilities for recreation, or is there a hidden gem of common space? Connectivity is mentioned as good, which is essential for daily commutes and accessing commercial hubs. But without a specific clubhouse or common amenities, the "lifestyle" here feels more about the private space you get and the immediate neighborhood vibe. For families, especially, the lack of internal play areas or community gathering spots might be a consideration. It's a different kind of luxury, focused on the individual unit rather than shared luxuries. My take: If you value privacy and spacious interiors over shared amenities and clubhouse access, and are fine utilizing external facilities, then Vohra Luxury Builder Floors 6 could be a fit. Otherwise, factor in the cost of external memberships.
₹2.75 Cr Vohra completed, Signature Global Sarvam upcoming ₹2.70 Cr. Ready-to-move premium for Vohra worth it? Sarvam better for 5-year appreciation considering SG's delivery track record? Is the risk worth it?
Did a site visit to Vohra Luxury Builder Floors 6 on Saturday and honestly wasn't expecting this. Kids have moved out, so we're looking for something manageable, with an elevator, that's ready to move. Broker ne jo super area bataya tha, actual carpet area dekh ke toh hairan reh gaya. Itna kam space, aur itni high price, samajh nahi aa raha. Brochure mein floor plan bahut achha lag raha tha, par real mein bahut difference laga. Kya sab builder floors mein aisa hi hota hai? Others who bought here, did you face this too?
Rent ₹45k cross kar gaya, ab aur nahi jhel sakta. Finally, taking the plunge. Raheja Sampada aur Vohra Luxury Builder Floors 6, dono completed projects hain. Everyone glorifies Vohra's 'luxury' but nobody talks about the actual carpet area efficiency versus total cost of ownership. ₹2.75 Cr for Vohra versus ₹1.05 Cr for Sampada – itna difference sirf finishes ka hai kya? I think Sampada offers far better value for an end-user, not just investors. Investor ratio bhi kam hoga, matlab ghost society risk bhi less. Vohra mein 5-year appreciation ka hype mujhe fake lagta hai. Change my mind.
Did a site visit to Vohra Luxury Builder Floors 6 on Saturday and honestly wasn't expecting the price to be this high for a completed project. I'm currently in a 2BHK in Sector 57, thinking of upgrading for better capital appreciation. Ye 3 Cr+ ka price tag worth it hai kya? What's the real rental yield here, log bolte hain 2% se zyada nahi milta. And iski resale market kitni liquid hai? Builder ka track record toh sahi hai, but this premium for a completed project... not sure if the price jump is justified.
My landlord just hiked the rent again, honestly fed up of renting and want to finally put my money into something that grows. I'm looking at Vohra Luxury Builder Floors 6, it's completed and seems decent on paper, around 3 Cr. But here's my thought: for a completed project, has all the capital appreciation already happened? I mean, what's the real upside left for investors here, besides regular market growth? Also, what kind of rental yield can one *actually* expect? The brokers quote high numbers, but I'm trying to figure out the ground reality – are people getting 2-3% or is it much lower? And how liquid is the resale market for these floors? Don't want to get stuck in 5 years when I want to exit. Any insights on Vohra's general delivery track record too? Not for this project specifically, but for their other stuff. Hope this helps someone else looking too.
Honestly not sure if the premium is justified for completed projects anymore. For Vohra Luxury Builder Floors 6, are amenities like the gym actually maintained? What's the daily living experience like there, noise wise?
