ATS Pious Hideaways - is the price justified?

ATS Pious Hideaways mein rate toh bhai bahut high hai. Like, seriously, almost 20 cr? Heard some people saying carpet area is less compared to what they promised. Anyone actually living there or has booked a flat? Is it worth the money? I mean, Presidency Presithum is ready to move, but ATS ka naam hai. Builder ka track record kya hai, kisi ko pata hai? Heard some horror stories about delays. My budget is stretching already. Not sure if I should take the risk with ATS for the brand value or just go for ready possession in Presithum. What do you guys think? Anyone faced similar dilemma? Open to suggestions!

Eldeco Magnolia Park's resale value is seriously inflated.

Honestly not sure why Eldeco Magnolia Park commands such a premium in resale. ATS Pious Hideaways, even though it's ongoing, seems like a better bet for appreciation. My wife's priority is safety, and both seem comparable, but the carpet area in Magnolia Park feels less efficient for the price. Plus, I'm hearing mixed reviews about their RWA. Anyone else think it's overpriced? Should I just wait for OC in ATS?

ATS Pious Hideaways vs ABCZ East Sapphire?

Okay, I'll say what no one says - ATS Pious Hideaways is INSANELY overpriced. Change my mind! 16 crore?! Bhai, for that money I can buy a villa somewhere else. I'm finally taking the plunge after 10 years of rent wasted, fed up of landlord hikes. I'm thinking ABCZ East Sapphire because it's ready to move, and my EMI vs rent math makes sense. But is it worth it? Kya aap logon ko pata hai about resale value in ABCZ? Does anyone know the real price per sqft they are charging? Mujhe advice chahiye, yaar. What do you think?

Based in Dubai, I'm looking at Noida for investment. Gaurs Platinum Towers sounds tempting at that price point, but what about possession? ATS Pious Hideaways is ongoing, so risk zyada hai.
