Is the higher price justified, considering the potential rental income? Marvella Homes is cheaper, but will it appreciate as much? Already have a home loan, so EMI matters. Thoughts?

Been checking out JMD Marvella Homes and Purvanchal Saket Dham. Marvella is cheaper, but Saket Dham seems more spacious. Wife's priority is a safe neighbourhood for the kids. Is the slightly higher price worth it for Saket Dham? Also, how are the maintenance charges in each? Any opinions?
