Paras Tierea vs MMD Provica Homes: Which is better?

Hi everyone, I'm confused between Paras Tierea and MMD Provica Homes in Noida. Dono projects Noida mein hi hain, but I need some advice. Has anyone invested in either of these? Location-wise, kya aap logon ko pata hai which one has better connectivity to the metro and main highways? MMD Provica Homes is ready to move, which is a plus, but what about the construction quality compared to Paras Tierea? Builder ka track record kaisa hai dono ka? Price-wise, Paras Tierea offers a wider range, but is it worth the higher price per sqft? Kya kisi ne negotiate kiya hai price in either project? Which one offers better value for money considering the amenities and features? Amenities ke baare mein, which project has better facilities like swimming pool, gym, and security? Mujhe advice chahiye on which project would be a better investment for long-term appreciation and rental yield. What do you think? I'm considering investing in Noida and have shortlisted Eldeco Aamantran and Paras Tierea. Both are completed projects, so no possession worries, right? What's your take on the construction quality of each? Has anyone experienced issues with either builder? Ready to move vs under construction - a tough choice!

Paras Tierea ka location sahi hai, but Eldeco Ananda is ready to move. I'm confused! Possession risk nahi chahiye, so Ananda seems safer. But Tierea ke flats are slightly bigger, giving better carpet area. What's the real price per sqft in Tierea after adding PLC? Also, how are the maintenance charges in both? Which one has better resale value? Any thoughts, guys?
