Builder reputation is way more critical than the brochure in Gurugram, especially with these new launches. I'm looking at Ashiana Anmol and DLF Privana West, both in Gurgaon. Anmol ka price point obviously bohot alag hai, but kya Ashiana ka track record sahi mein itna solid hai for delivery? Versus DLF, jo premium charge karte hain, but unka after-sales ya maintenance setup kaisa rehta hai? I've seen some projects jahan floor plan pehle achha lagta hai but actual usable space kam nikalta hai. Has anyone done a deep dive into carpet area efficiency for these two, considering the huge price gap? What's the real ground reality?

For that price, I'd expect massive carpet area, but sometimes it feels like just fancy common areas.
