Advertised property rates in Ghaziabad are such a mirage, yaar. I'm looking at Celestial Comfort Condominium and Mulberry At The Prestige City. Celestial Comfort 1.6 Cr se start hai, aur Mulberry 1.25 Cr. But I'm hearing ki actual price per sqft kaafi different hota hai after all the hidden charges and PLC. Koi bata sakta hai ki in projects mein kitna deviation expect karun? Also, Mulberry mein they're pushing these 'luxury' amenities, but are they actually useful? Celestial Comfort ke amenities practical lag rahe hain. Kya log actually swimming pool aur big clubhouses use karte hain, ya just for show-off hai? My parents keep saying basic amenities are enough, but I'm not sure. Opinions please!
Did a site visit to Celestial Comfort Condominium. Price looks okay for downsizing since kids moved out. Main thought is resale-value for later; Ghaziabad mein long-term appreciation kaisi hai?

Celestial ready hai, MNG ongoing. Investment potential kiska better hai for 5 years? Aur amenities jo actually use ho, not just brochure pe dikhe? Maintenance charges ka bhi idea chahiye. Is the price jump worth it?

Humara existing property bech ke ek compact apartment lena hai, ₹1.60-2.02 Cr ke budget mein. Ek tip jo maine seekhi hai: builder se sirf possession date mat poochho. RERA website pe project ka actual status aur completion certificate dates check karna bahut zaroori hai. Brochure aur reality mein fark ho sakta hai, isse future delays se bach jaoge. Jo log yahan already rehte hain, unka possession experience kaisa raha? Aur maintenance charges kitne aate hain monthly? Hospital aur daily needs ke liye aas-paas connectivity kaisi hai? I'm trying to figure out the actual capital appreciation forecast here. Has anyone tracked its price movement since launch? Also, what's the realistic rental yield I can expect? Not sure about its resale market liquidity in 5-7 years. Any insights on the builder's delivery track record too? Don't want any delays.
Okay I'll say what no one says about Celestial Comfort Condominium after actually moving in. Everyone talks about the fancy brochures, but the carpet area here is a joke for a 1.7 Cr flat. I just moved in last month and the 3BHK feels like a cramped 2BHK. Seriously, where did all the usable square footage go? It's not genuinely good to live in daily if you value space. The noise levels from outside are way higher than I expected too, making daily life quality a real issue. It's good on paper, sure, but the reality is something else. Should've checked the actual layout better. Change my mind.
