Humne toh possession le li, but builder ka track record on delivery timelines is not exactly stellar, haina? Sab capital appreciation ki baat karte hain, par agar project delivery hi late ho, toh ROI kaise banega? Mujhe lagta hai investor ratio yahan kaafi high hai, end-users kam hain. Ghost society ka risk hai kya future mein? Long-term exit strategy ke liye ye sahi hai ya overhyped? Change my mind.

I'm weighing Ireo Gurgaon Hills (ready) vs Conscient Parq (under construction). The price difference is huge, Ireo is 7.66 Cr+, Conscient starts at 3.20 Cr. Is the premium for a ready-to-move unit like Ireo really justified, or is Conscient Parq a better bet for potential appreciation despite the construction risk? My budget is tight with an existing home loan. What's the real price per sqft one actually ends up paying in these projects? Builders always quote super area, but carpet area matters more. Also, how's the builder trust factor for both? Any insights on past delivery timelines? Thanks!
