India's First Real Estate Community
By DLF LTD.
DLF Phase 5, DLF Phase 5, Gurugram
Since selling our big house last month, I've been really focused on finding a smaller, manageable place. DLF The Crest keeps popping up, but I'm wondering if it's truly good for daily living. Kids have moved out, so we need a quiet, friendly society. Is the community welcoming for older folks, and are the advertised amenities really useful day-to-day? Does it feel like a home, or just a fancy address?
Budget final ho gaya hai, loan bhi pre-approved hai but ab DLF The Crest ko lekar dimag ghum raha hai. Sab bolte hain top-notch luxury hai, but honestly, jitna price tag hai na, us hisaab se floor plans dekh ke lagta hai ki space ka proper use nahi kiya hai. Matlab, itne crore deke bhi feel hota hai ki kuch rooms oddly shaped hain ya carpet area utna efficient nahi hai. Design ke naam pe practicality ignore kar di hai kya? I'm comparing it to other projects and sometimes, smaller ones feel more usable. Is it just me, ya kisi aur ko bhi aisa laga hai? Okay, I'll say what no one says: the layouts sometimes feel more for show than actual living. Change my mind.
Mohali DLF The Crest. Everyone glorifies the luxury, but I see super area vs carpet area games. Honestly, are the amenities actually useful daily, or just for show? Tell me I'm wrong about the livability.
DLF The Crest Mohali ka rental yield expectations se thoda kam lag raha hai. I work in real estate but buying for myself is different, you know? Kya actual mein wahan 12-15 Cr ki property pe 1.5-2% bhi milta hai? Yaar, secondary market mein liquidity kaisi hai? Jab exit karna ho toh buyer milte hain easily? I'm worried about the investor-to-end-user ratio, kahin ghost society na ban jaye. Koi insights hai kya?
₹18 Cr for DLF Crest Mohali unit is a big jump. I'm finally taking the plunge after years of renting. What's the real capital appreciation since launch? Aur rental yield kitna milta hai? Builder ka track record kaisa hai?
I'm based in Dubai and eyeing DLF The Crest for investment. Completed project hai, toh possession ka tension nahi, but what about resale liquidity? Iska actual rental yield kitna aata hai, considering the high entry price? NRI investor ke liye exit strategy kya honi chahiye, especially if I can't do site visits? Need advice on property management too.
₹15 crore for a 3BHK at DLF The Crest – it's a lot, honestly. I'm looking at this completed project. Location prime hai, but main concern hai daily living. Amenities, school connectivity, community vibe... parents toh keh rahe hain location achhi hai. But andar ki life actual mein kaisi hai? Golf Course Road pe traffic ka kya scene rehta hai? Maintenance bhi high suna hai. Is it worth it for the lifestyle? Kya yeh genuinely ek good home banega, ya sirf ek status symbol? Current residents, please share. Should I consider it?
DLF's premium in Gurugram is often overhyped. I'm eyeing DLF The Crest vs Lion Lid Nivasa for a 3BHK. Crest is ready, but Lion Lid might offer better appreciation. Is Lion Lid's under-construction risk worth the 5-year ROI compared to Crest's established value? What's the builder trust factor?
Looking for some real insights on DLF's track record. I just saw a walkthrough of DLF Crest, Sector 54 Gurugram. The project looks interesting, but I'm honestly more concerned about the builder's past. Has DLF Ltd. generally delivered projects on time? What's their construction quality like in older developments? Would love to hear about your experiences with them.
₹12 Cr for a 3BHK in Gurgaon – is the premium for 'ready-to-move' actually justified? I'm currently in a 2BHK, eyeing an upgrade. Everyone glorifies DLF The Crest's established amenities, but honestly, its floor plans feel less efficient than Sobha Crescent's proposed layouts. Price per sqft for DLF is insane, almost double. Kya sirf ready-to-move hone se itna zyada dena sahi hai? Sobha ka carpet area efficiency better lagta hai. I mean, amenities like a huge clubhouse are great, but how much do we actually use them? Change my mind.
