Finally taking the plunge into investment after years of renting. Ganga Om Niwas and Dwarka Niwas completed hai, but I'm frustrated with the high maintenance charges I'm hearing about. It's eating into the rental yield. Iska resale market kaisa hai? Capital appreciation kitna hua hai since launch? Koi batao, worth it hai?
Since January I've been shortlisting flats in Ghaziabad, and Ganga Om Niwas And Dwarka Niwas keeps popping up. Honestly, I'm struggling to see the big investment appeal here. Everyone glorifies Ghaziabad's potential, but for this project, has the capital appreciation actually been strong post-completion? I mean, what's the real appreciation track record? My parents keep saying 'completed project is safer', but is the resale market liquid enough? I'm worried about getting stuck if I need to sell in a few years. Also, rental yield figures I've heard seem pretty low for the price. Kya actual monthly rent mil sakta hai? Change my mind if I'm wrong. Tell me why this is a good investment.
