Since January I've been shortlisting flats in Pune, looking to upgrade from my 2BHK. Khinvasara Aranyeshwar Park Phase II ka brochure dekha, green areas aur landscaping toh mast dikhaya tha. But site visit pe laga, yaar, actual open space kitna kam hai. Brochure mein pura garden dikhate hain, but reality mein bas thoda sa lawn hai. Maintenance charges toh poore lete hain, but aise cramped green areas ka kya fayda? Is this premium really justified? Anyone else felt this disappointment with green spaces?
What's the real capital appreciation for Khinvasara Aranyeshwar Park Phase II? I'm eyeing a 3BHK for investment. Is the ₹1.86 Cr price justified for ROI? What's the actual resale market like?
Honestly, I completely underestimated how different the brochure looks versus reality. Just got possession at Khinvasara Aranyeshwar Park Phase II last month, and the promised green areas are barely there. Matlab, resale value par impact hoga na? Tenant attraction bhi mushkil hogi. Did anyone else face this with their projects? What about the clubhouse, is it actually used?
The amenities advertised for Khinvasara Aranyeshwar Park Phase II are honestly misleading. The brochure showed a grand clubhouse and sports facilities, but what's actually delivered looks so different. How do these 'ghost facilities' affect resale value or attracting good tenants down the line? I'm worried about paying high maintenance for things nobody uses. Is this common with other Pune projects too? What did you do?
Construction quality is the real deal-breaker for investment properties, not just fancy brochures. I'm looking at Khinvasara Aranyeshwar Park Phase II for investment. Builders promise a lot, but after possession, asli problems like cracks, seepage, ya fittings ki issues start dikhna. Yeh sab resale value kill karta hai, aur good tenants attract karna mushkil ho jaata hai. Aur amenities ka kya? Clubhouses ya pools sirf showpiece hote hain kya, ya log actually use karte hain? Maintenance charges toh lagte rehte hain. Kitna impact hota hai long-term ROI pe?
Khinvasara Aranyeshwar Park Phase II – I'm finally taking the plunge after years of renting, fed up with landlord drama and rising rents. I'm doing my due diligence on new projects, but honestly, the construction quality worries me. Friends who bought recently had issues with plaster cracks and seepage after just a year. During site visits, I'm trying to spot things early – like checking window frames for proper sealing, looking at pipe routing in visible areas, or even just the finish of common lobby walls. Is there anything specific you guys check during under-construction site visits that hints at future problems? Also, how do you verify if promised amenities like the clubhouse will actually be usable, not just a showpiece? And what about maintenance charges versus actual service quality post-possession? Hope this helps someone else looking to buy.
Upgrading from my 2BHK, already have a home loan. Khinvasara Aranyeshwar Park Phase II looks good, but I'm hearing about insane post-possession maintenance hikes. Were these hidden charges a shock for other residents?
