Hey fellow Propmyna members, I've been looking into Nitya Azaad Residency in Noida Extension, especially with its COMPLETED status. The price range of ₹12.54 L – ₹35.28 L and an average of ₹2807/Sqft certainly aligns with Nitya Home Developers' stated goal of providing affordable homes, a mission they've pursued since 2012 with an experienced team of engineers. However, the critical point for any homebuyer prioritizing regulatory safety is the 'RERA: N/A' status. While the project is complete, the absence of a RERA registration number can complicate matters regarding buyer protection, especially concerning post-possession issues or if you're buying a resale unit. RERA offers a robust framework for grievance redressal and ensures builder accountability, which might be less straightforward here. For end-users, a completed project offers immediate livability, bypassing construction delays. But without RERA's protective umbrella, understanding the exact legal standing and recourse for potential structural issues or amenity discrepancies becomes paramount. This isn't to say it's inherently problematic, but it places a greater burden on the buyer for due diligence. **Buyer Verdict:** Proceed with extreme caution. Engage independent legal counsel to thoroughly vet all documents and understand the implications of purchasing a non-RERA registered property, even if completed. Ensure all post-sale commitments are legally binding.
Hey fellow investors and future homeowners, I wanted to share some insights on Nitya Azaad Residency in Noida Extension, now that it's officially COMPLETED. With an average price of ₹2807/Sqft (ranging from ₹12.54 L – ₹35.28 L), it's positioned as an affordable segment, aligning with Nitya Home Developers' stated goal of providing affordable homes since 2012. From what I've gathered, the actual possession process has been relatively smooth for most early buyers. However, delivery quality and the snag list experience seem to be mixed. While many appreciate the basic structure, common feedback points to the need for thorough inspections, especially regarding finishing and minor fixtures. This is crucial for maintaining potential capital appreciation down the line. Resident feedback post-handover emphasizes the value proposition for its price point. For investors, while RERA status is N/A, the completed status reduces execution risk. ROI and capital appreciation will largely depend on the area's overall development and the unit's internal condition. My take: It's a decent entry-level option, but factor in potential finishing costs. Buyer Verdict: A budget-friendly buy, but prepare for detailed snagging.
Okay I'll be honest -- I didn't realize how much the advertised price differs from the final cost. I'm seeing Real Shree Shyam Villas in Greater Noida at 1.29 Cr but that's before PLC, registry, and everything else. Anyone got recent numbers? Is it worth the extra cost compared to something like Nitya Azaad Residency, which is cheaper upfront? Plus, Nitya Azaad is ready to move, so no possession risk. I'm looking at it from an investment angle. Which one has better rental potential, considering the location? Also, builder ka track record kya hai for timely delivery? Anyone have first-hand experience? Should I prioritize peace of mind (ready to move) or potential appreciation (Shree Shyam)? Any thoughts are welcome! Hope this helps someone.
Been renting in Noida for too long. Landlord ne phir rent badha diya. Enough is enough, I'm finally buying. I'm looking at Nitya Azaad Residency in Greater Noida, seems decent for the price. Rajesh Rg Luxury Homes is also an option, but honestly, the carpet area seems smaller for the same price. Everyone glorifies Rajesh Homes but nobody talks about the actual usable space. Nitya Azaad seems like better value for money, especially considering EMI vs rent math. Plus, Nitya Azaad is ready to move, so no possession delay risk, right? What am I missing? Change my mind. Tell me why Rajesh Rg is worth the extra cost?
I work in real estate but buying for myself in Noida is a headache. I'm looking at Antriksh India Grand View and Nitya Azaad Residency. Grand View is pricey, 2-5 Cr, but OC toh mil gaya hai na? Azaad Residency is way cheaper, but carpet area kitna hoga? I know builders don't tell you everything. Has anyone lived in either? Which one has better maintenance charges? I'm thinking resale value bhi Grand View ka zyada hoga, sahi hai kya? Should I even bother with under-construction projects anymore? Is the peace of mind worth the extra cost? Honestly not sure which way to go. Kya kisi ko pata hai which has better parking situation?
Based in Dubai, looking at Noida property. Antriksh India Grand View looks tempting, ready to move, but the price is high. Nitya Azaad Residency is cheaper, but what about the rental potential? Is the carpet area worth the difference? Honestly not sure which way to go. What does the community think?
Nitya Azaad Residency is looking good price-wise after resale of our current place. Kids have moved out, don't need such a big house anymore. Jaypee Pebble Court is too expensive, matlab. Is the carpet area in Azaad decent? Maintenance charges kya hai? Hospital nazdeek hona chahiye.
Okay I'll be honest - I'm based in Dubai and can't visit Noida easily. Thinking of investing in Nitya Azaad Residency vs Antriksh India Grand View. Nitya looks cheaper upfront, but kya kisi ko pata hai about hidden costs? PLC charges wagera? Antriksh is obviously more expensive, but carpet area efficiency kitni hai? Also, resale value mein kaunsa better rahega after 5 years? Need a property manager, so rental potential matters. Should I just stick with a builder with a good track record?
Just moved into Nitya Azaad. Honestly, Manisha Marvel Homes' price point seems crazy high. Is it really worth 2Cr for similar space in Noida? Azaad's carpet area is decent for the price, and possession was smooth. Anyone actually paying those advertised rates at Manisha? The total cost, including stamp duty and interiors, must be insane. What about resale value after 5 years? Thoughts?
16 lakh mein flat mil raha hai Nitya Azaad mein, but Greater Noida thoda door hai office se. Rajesh Rg Luxury Homes dekha, location wise better laga. Anyone invested in either? Carpet area kitna milta hai actually? And is it safe for kids, that's my wife's main priority.
