Park City Ghaziabad ki construction quality actually kaisi hai? I'm based in Dubai, so site visits mushkil hain. Investor perspective se, long-term resale value aur tenant attraction ke liye build quality kaafi important hai. Kya common issues jaise cracks, seepage after 1-2 saal mein dikhte hain? Also, promised amenities vs. delivered mein kitna difference hai? Aur maintenance charges services ke hisaab se theek hain ya bas bill aata hai? Need ground reality, bhai log.
Is Park City's amenity promise just marketing? I'm eyeing an upgrade, but I bet construction quality is average, fittings will fail. Are those clubhouses really usable, ya? Change my mind.
Budget finalised, loan pre-approved for a Ghaziabad investment, but I'm still debating Park City. From my experience, a project's resale market liquidity is crucial for exit strategy. Park City completed hai, but what's the actual resale scenario like? Is there an active secondary market ya fir units just sit there? Main investor perspective se dekh raha hoon. Also, investor to end-user ratio kya hai wahan? A ghost society can seriously impact rental yield and future appreciation. Data suggests high investor ratios sometimes lead to stagnation. Has anyone tracked its capital appreciation post-completion? Kya CAGR expect kar sakte hain over 3-5 years? What's the realistic rental yield in today's market? I'm trying to calculate the real ROI.
Moved into Park City, Ghaziabad, around March and I'm still figuring things out. The 2BHK layout seemed great on paper, but the actual carpet area feels a bit tight, especially the second bedroom. Anyone else feel this way about their flat's efficiency here? Also, about the amenities – the gym and clubhouse looked good during site visits. But honestly, the equipment is often occupied, and the pool isn't always as clean as I'd like. Are these issues common, or is it just me? What amenities do you actually use often, and which ones are just for show? Thinking if I made the right choice, or if other completed projects in this price range offer better daily living. Maintenance charges are also a bit higher than expected. Would love to hear from other residents or anyone who considered Park City.
Park City Ghaziabad — its completion was supposed to be a relief. I'm based in Dubai, invested in a 2BHK there years back. Now it's done, but I'm hearing stories about some pending OC/CC issues, ya fir RERA compliance mein kuch problem hai. Agar aisa hai, toh resale market mein toh value gir jayegi. Kaun lega aisi property? I can't do site inspections for document checks. Need to know if anyone else faced this with Park City. My exit strategy is dependent on clear papers. Is its resale market liquid enough even with these doubts?
My initial investment in a 2BHK at Park City Ghaziabad was around ₹38 lakh back then. Honestly, I'm really frustrated with the actual rental yield; it's barely covering half the EMI. I was expecting solid capital appreciation too, but the resale market seems so slow, almost non-existent. I'm looking to upgrade my own 2BHK and hoped this would be a good exit strategy, but it's just stuck. Anyone else facing similar issues with Park City? What's the real liquidity like for these properties, or did I just pick a bad one?
