My landlord raised rent again last month, aur honestly, I'm fed up of renting. Finally taking the plunge, EMI vs rent ka math ab sahi lag raha hai. New Delhi mein do completed projects dekh raha hoon. Happy Deepak Luxury Homes hai ek option, priced between ₹60L-₹1.10Cr. Dusra hai Planner Premium Homes, around ₹65L-₹90L. Both are ready to move, which is great. But for a 5-year appreciation, which one do you think is a better investment? Happy Deepak thoda high-end lagta hai, but Planner Premium ka rental potential kaisa hai? Investor ratio versus end-user ka bhi concern hai, ghost society nahi chahiye. Kisi ko idea hai in projects mein actual end-user population kitni hai? Which one would you recommend for a first-time buyer like me?
Did some digging on New Delhi projects from Dubai. Planner Premium Homes looks affordable but Tripundra is just... insane money. I'm honestly struggling to grasp the price-per-sqft difference. Is Tripundra's carpet area efficiency or amenities *really* justifying that massive jump? Can't do a site inspection myself, so need ground truth. Anyone own in either?
Finally taking the plunge, fed up of renting. Planner Premium Homes dekh raha hoon New Delhi mein. Completed project hai. Iska resale market kaisa hai? Aur long-term ROI kitna expect kar sakte hain? Koi experience share karega?
Visited Gujranwala Apartment last week aur honestly, I'm not sure why log itna old societies ko praise karte hain. Okay, I'll say what no one says: the floor plans are just so inefficient, yaar. Usable space kam lagta hai compared to new builds. My parents keep saying 'old is gold' but I just see so much wasted area. Planner Premium Homes, on the other hand, jiska possession ho chuka hai, uske layouts kaafi better lage. Ready-to-move ka tension bhi nahi hai. Everyone glorifies 'character' in older flats but nobody talks about how much extra you pay for renovations just to make them liveable. Is it really worth the hassle for an older property jab naye mein better planning mil rahi hai? I mean, for my first property, I don't want to deal with immediate repairs or outdated designs. Planner feels more practical. Am I missing something big here? Log bolte hain resale value better hoti hai old ones ki... but for daily living, new seems superior. Change my mind.
New Delhi market mein, kids ke jaane ke baad, I'm looking for a manageable flat. Ambience Multi Unit ya Planner Premium Homes? Maintenance aur hospital connectivity kiski better hai? Carpet area bhi dekhna hai.
₹75 lakh for a 2BHK in New Delhi – I'm seeing prices like this and wondering if it's justified. I'm based in Dubai and can't do site inspections easily, so relying on community insights. Okay, I'll say what no one says: everyone glorifies Planner Premium Homes for its 'premium' tag, but its floor plans feel less efficient for the price. The carpet area-to-built-up ratio seems off. The Sunrise Apartment, though slightly older, seems to offer more usable space for a significantly lower entry point. For a pure rental investment and 5-year appreciation, I'm thinking The Sunrise Apartment has better ROI potential. Planner Premium Homes ka price point itself makes the rental yield tough to justify, especially since both are completed projects. Matlab, will tenants pay that much extra rent just for the 'premium' name? Am I missing something fundamental here? Change my mind. Disagree? Tell me why.
Did a site visit to DPB Blue Sky Residency and Planner Premium Homes last Saturday. Both are completed projects in New Delhi, which I always prefer over UC. Honestly, the carpet area efficiency in Planner Premium Homes felt way better. DPB Blue Sky's floor plans seemed to waste a lot of space for the price they're asking, even though the brochure sqft was comparable. I'm trying to calculate the true total cost of ownership, including stamp duty, interiors, and maintenance. Planner Premium has a higher entry, but maybe its smart layouts mean less wasted money on unused space. What are your thoughts on which one offers better long-term value, especially regarding floor plan utility?
Kids have moved out, and honestly, this big house is too much to manage now. We're looking to downsize to a compact flat in New Delhi. DPB Blue Sky Residency and Planner Premium Homes, both complete, are on our radar. Planner Premium Homes ka floor plan kaisa hai? Does it feel more spacious than DPB Blue Sky? And maintenance charges ka kya scene hai? Ready-to-move projects mein hidden costs bohot hote hain na? Hospital access bhi important hai, which one is better for social infra around 2km?
