Since January I've been shortlisting flats in Ghaziabad, and honestly, the hidden costs are driving me crazy. My parents keep saying 'buy completed, no risk', so I looked at Sampatti Homes and Sampatti Ashiyan. Both are supposed to be completed, but the total cost of ownership is still so confusing. Sampatti Homes looks cheaper on paper, around ₹13L, but then there's stamp duty, registration, maintenance, and all these small charges. Sampatti Ashiyan is pricier, up to ₹37L, but is it a better investment for 5-year appreciation? I'm trying to figure out which one makes more sense long-term. Ab samajh nahi aa raha if the lower entry price of Sampatti Homes actually saves money after everything, or if Ashiyan's higher price means better future returns. Has anyone bought in either of these? What was your actual total cost and do you think it's appreciated?
Under-construction quality at Sampatti Ashiyan, Ghaziabad, investor perspective se kya hai? Site pe kya check karein for future resale? Clubhouse facilities actually used ya just for show? Maintenance charges ka bhi batao.
₹1.2 Cr for a 3BHK in Sampatti Ashiyan, and still seeing lottery-based parking. I'm currently in a 2BHK, thinking of upgrading, but how much does parking really affect resale or tenant attraction? Does reserved parking actually drive premium pricing? Or is it just another ignored amenity?
Visited Sampatti Ashiyan last weekend. Clubhouse aur amenities brochure mein sahi hain. Actual usage kitna hai? High maintenance charges ke against service quality kaisi milti hai after few months?
Honestly, I'm finding the real construction quality in Ghaziabad projects is often a calculated risk. I'm looking at Sampatti Ashiyan and some others. What's the ground reality on build quality after a year or two? Pristine show flats don't show future seepage or fitting problems, which significantly hit rental yield and resale. Does anyone have specific examples? Also, maintenance charges versus actual service delivery is crucial. Are societies maintaining green spaces, or do they just look good in brochures? Overpriced maintenance for poor service eats into ROI. I've seen this pattern before; it impacts tenant retention. Insights on long-term project viability would be helpful.
The gap between builder promises and actual delivery is real, yaar. I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. Looking at projects like Sampatti Ashiyan in Ghaziabad. My biggest worry isn't just the EMI, it's the actual *quality* post-possession. Like, those fancy clubhouses and green areas, are they even usable or just for show? And what about construction quality? Cracks, seepage, fittings ke issues — is there any hack to spot these during site visits before things go wrong? I'm trying to figure out what to look for beyond the glossy brochures. Any seasoned buyers have tips for a first-timer?
Got possession of my Sampatti Ashiyan flat in March, and honestly, investor plans are in trouble. Broker ne rental yield ₹12k bola tha, but actual mein ₹9k bhi mushkil se mil raha hai. Resale market bhi bilkul dead lag raha hai, koi serious buyer nahi. Mera ROI ka calculation pura bigad gaya. Anyone else facing similar issues wahan?
