I'm looking at Swaraj Homes Media Enclave in Ghaziabad for my own flat now, and it's tough seeing past the glossy brochures. I know what builders don't tell you. How many of you actually got the clubhouse and sports facilities as promised? Is it a ghost facility or genuinely usable? And the maintenance charges... are they worth the actual service quality? Off the record, what's the real deal with delivered amenities vs what was shown?
Swaraj Homes Media Enclave — honestly, I'm regretting my investment decision here. Booked a 2BHK for rental yield, thinking it'd be a quick flip for some appreciation. Builder ka track record pehle se pata tha, but still took the plunge. Now possession seems like a distant dream, delays ke chakkar mein capital appreciation toh door ki baat, resale market bhi dead lag raha hai.
