Is Ekta Gardens' 'ready-to-move' status actually a trap for long-term appreciation compared to Tarun Vihar? From my experience, completed projects often have a higher investor ratio initially, which can impact the RWA quality and overall society vibe. Everyone glorifies immediate possession, but nobody talks about the potential ghost society risk or appreciation plateauing faster. Tarun Vihar, though under-con, might attract more genuine end-users later. Change my mind.
Visited Tarun Vihar Apartments. Builder ka project delivery track record kya hai, yaar? Pre-launch se price kitna badha hai? RERA compliance issue toh nahi? Investor ke liye sahi hai kya?
Since January I've been shortlisting flats in Delhi and Tarun Vihar Apartments keeps coming up. It's around ₹1.4 Cr for a 2BHK, which is pushing my budget, honestly. I'm worried about the amenities – are they actually maintained, or just for show? Swimming pool, gym... do people really use them daily, or is it just a cost add-on? My parents keep saying schools and markets nearby are super important. What's the neighbourhood like for daily life? And is it genuinely a good home, or just good on paper with a lot of noise...?
Tarun Vihar Apartments — just moved in last month, and honestly, rental yields are not what I expected. Builder ne jo projections di thi, market mein utna mil nahi raha. Around ₹35k-40k for a 2BHK. Capital appreciation bhi slow lag rahi hai, pre-launch price se zyada jump nahi dikha. Anyone else facing this? Kya future mein ROI better hoga?
₹1.30 Cr–₹1.70 Cr for Tarun Vihar Apartments — is this a good entry point for investment? I'm based in Dubai and looking at potential properties in Delhi. Tarun Vihar caught my eye, but I can't do a site inspection myself. Main concern hai rental yield. Kya yahan actual mein accha rent mil jaata hai, ya sirf marketing numbers hain? Need to understand the real rental income potential and how quickly units get leased out. Resale market ka kya scene hai? How liquid is this project? Matlab, agar 5-7 saal baad exit karna ho, will it be easy to find a buyer? Builder ka track record kaisa hai, especially regarding timely possession? Being an NRI, legal clarity aur RERA compliance bahut important hai. Any advice on property managers or power of attorney arrangements for this area would be really helpful.
7 saal se rent de raha hoon, ab Tarun Vihar Apartments mein property dekh raha hoon. ₹1.5 crore for a 3BHK, but I'm worried about actual daily life. Brochure mein sab bada achha lagta hai, but kya sach mein yahan family ke saath rehna sahi hai? Everyone glorifies the location, par asli society ka vibe kaisa hai? Kids ke liye nearby schools aur markets kitne accessible hain? Amenities kitni useful hain daily mein? Honestly not sure if it's genuinely a good home. Change my mind.
₹1.5 crore budget, 2 months se search kar raha hoon. Ekta Gardens (completed) ka total cost of ownership predictable hai, but resale market kaisi hai? Tarun Vihar Apartments ₹1.30-1.70 Cr mein hai, but 'null' possession status hai. Matlab under-construction ka risk, hidden costs ka tension. Which one makes more sense, for the actual final cost?
