Gurgaon Sector 106 — been looking at options there for our upgrade. We need a bigger flat for the kids, eyeing Viridian Longevity Project and Ivory Court 4. Viridian ka floor plan mujhe thoda better laga for a growing family, honestly. Ivory Court 4 mein space utilization thodi weird lag rahi hai, like waste ho rahi hai. Kids ke play area ya study space ke liye kaafi important hai. Also, school connectivity. Ivory Court 4 se nearby schools ka kya scene hai? My wife is really worried about their admission. Aur society ka vibe, investor-heavy toh nahi hai koi? Don't want a ghost society jahan bachhe akela feel karein. Any actual resident experiences or thoughts on these?

Just moved into Viridian The Longevity Project at Plaza 106 last month, and honestly, I'm already feeling ripped off. The brochure promised amazing amenities – a state-of-the-art gym, huge pool, functional clubhouse. After possession in March, the reality is so different. The gym is tiny, pool not ready, clubhouse an empty shell. We're paying full EMI and maintenance, which is much higher than discussed during booking, for things that aren't even there. It's truly frustrating. Did others who took possession here face these amenity delivery issues? What steps did you take to resolve it?
Since January I've been shortlisting flats in this city, totally fed up of renting. I'm deep diving into Viridian Longevity at Plaza 106 and ROF Pravasa here in Mohali. What I've noticed is the 'actual' price per sqft. Builders always quote base price, right? But then PLC, floor rise, club charges, all that adds up significantly. For potential 5-year appreciation, Viridian seems to have a better entry point for ROI compared to ROF's higher cost. But ROF's layouts feel much more efficient space-wise. Elderly logon ke liye community friendly hai ya isolated feel hota hai? Elevator service kaisi hai, reliable hai kya? Aur haan, maintenance charges kitne aate hain monthly? Low maintenance is a big factor. Plus, nearby hospitals and essential markets kitne paas hain? Bohut important hai for our age. Site visit pe sab accha lagta hai, but real-world experiences chahiye.
Mohali's ultra-luxury segment raises serious questions for NRI investors. Comparing Viridian's Longevity Project and Mahindra Luminare, I'm genuinely skeptical about the latter's investment viability. I'm based in Dubai, relying on community insights for ground truth, and can't visit these sites. Spending ₹5.93 Cr to ₹14.95 Cr on Luminare for a 5-year appreciation seems like a massive leap of faith compared to Viridian’s ₹59.68 L to ₹93.38 L. The total cost of ownership, including stamp duty and maintenance, must be astronomical. Will the rental potential truly justify that capital outlay? I worry about managing such an asset remotely.
