Since last Diwali, my wife and I have been checking properties for a bigger family home, targeting a 3BHK in Mohali. Everyone glorifies Adani Tatva Estates' brand, but honestly, I'm finding their actual apartment layouts a bit... weird. For a premium project at ₹2.30 Cr, the carpet area efficiency seems off. We need space for two kids, and some 3BHK floor plans just don't feel practical. Matlab, living room small, kitchen placement odd. Is it just me, ya people who live there feel the same? Are bedrooms big enough for proper wardrobes? My wife's priority is a functional home. How's the neighbourhood too? Schools and markets kitne paas hain? Is the community vibe good for families? Change my mind if I'm wrong about the layouts.
Adani Tatva Estates ka actual price per sqft kya padta hai, compared to Sobha International City? I'm currently in a 2BHK in Sector 67, thinking of upgrading to a 3BHK or villa in Sohna. Sobha International City toh ready hai, but Adani Tatva ongoing hai. Builder trust factor aur investment potential kaisa hai for both? Sobha ka higher price long-term appreciation ke liye worth it hai ya Adani Tatva mein risk lein? Already home loan hai, so ROI important hai, any insights on appreciation for these Sohna projects would be super helpful.
Moved into Adani Tatva Estates last month, and honestly, some amenities feel more for show. The clubhouse is huge, but the gym equipment is often busy or out of order. Pool usage is also restricted. Things nobody told me during booking. Is it just me, or are project amenities always like this? What's actually useful here?

Adani Tatva Estates ka possession experience pura scam lag raha. Brochure mein jo amenities dikhai thi, on ground zero hain. I work in real estate, but this felt like pure bait-and-switch. Itna high-end project, ₹2.5 Cr+ deke bhi delivery ke time pe sab cut short. Pool ka size, gym equipment, kids play area – sab chota kar diya ya quality down. Matlab, itna paisa dene ke baad bhi yeh sab? Anyone else faced this with Tatva in Sohna? Kya kiya aapne?
Since January I've been shortlisting flats in Sohna. Dekh raha hoon Adani Tatva Estates aur Anant Raj The Estate Floors mein. Adani toh under-construction hai, Anant Raj ready hai. My main concern is ki advertised price per sqft aur actual jo pay karna padta hai, usme kitna fark hota hai? Matlab, total cost of ownership kya rehti hai? Stamp duty, PLC, interiors sab milaake. Also, investor ratio kaisa hai in projects mein? Ghost society ka risk toh nahi hoga na? From my experience, ye hidden costs and investor numbers bahut matter karte hain.
₹6 crore for a flat in Sohna, yaar. Trinity Sky Palazzo upcoming hai, Adani Tatva ongoing. Kids ki school admission ka tension hai, possession status bahut important hai. Total cost of ownership mein kya kya extra lagta hai? Kaunsa better hai family ke liye?
Visited Ashley Estate Floors 6 and Adani Tatva Estates last week. I'm in a 2BHK, looking to upgrade. Ashley is ready, Adani under-construction. Both projects show great amenities. Ashley ke amenities toh ready hain, but Adani ka brochure zyaada grand lag raha. Is that ready premium worth it, or Adani ke future amenities will be better? What do you guys think?
