Since January I've been shortlisting flats in Gurgaon from Dubai. Ameya Sapphire Residences and Conscient Elevate, dono under-construction hain. I'm worried about the possession delays, yaar. Can't do site inspections myself. Also, what's the end-user vs investor ratio like in these? Don't want a ghost society. Long-term rental potential kaisa hai? As an NRI investor, managing from afar is tough. Any thoughts on which one has better rental yield or less investor-heavy population? Need to assign a power of attorney, so clarity on OC and documentation is key.
₹3.99 Cr for Ameya Sapphire Residences is a big number. I work in real estate, so I know what builders don't tell you, but buying for myself is a whole other ball game. Which ones are actually useful daily, not just for brochures? Is the club house always empty, or do people actually use it? Did a site visit to Ameya Sapphire Residences last Saturday. The show flat was amazing, but I'm honestly a bit worried about the actual project reality. They talk a lot about amenities, but what about basics? My parents keep saying water supply can be a huge issue in Gurugram, like tanker dependency. Is that true for newer projects too? Also, the kids' play area looked tiny, almost an afterthought. Is it even safe or usable long-term? Not sure if these things get overlooked.

Builders site visit pe toh sab acha dikhate hain, but real picture kya hoti hai after possession? Kya kisi ne is project mein invest kiya hai, ya similar Gurugram properties mein experience hai jahan quality issues ne ROI affect kiya ho? Honestly not sure if it's worth the premium if quality isn't top-notch.
Ameya Sapphire possession was 3 months late. Just 4 months in, cracks and dampness. Seriously worried about resale and maintenance. Is this normal? What did you do?
2 years delay already, still no clear date for Ameya Sapphire Residences. Builder ne bola tha "early possession", ab toh EMI bhi chal rahi. Any other buyers facing this? Kya karein iska?
