What's the actual RERA compliance status for Aurum Alumni Accord? I work in real estate but buying for myself, I'm wary. Pre-launch rates were high; is there any real capital appreciation left for investors? What about resale liquidity in 5 years? I heard the investor ratio might be concerning.
Honestly, upgrading my 2BHK in Gaur City 2 is tough. I'm eyeing Aurum Alumni Accord for a 3BHK. Is ₹1.4 Cr+ for an upcoming project justified? What's the actual possession experience and build quality like? How's daily livability and school access for families?
Since my landlord raised rent again, I'm seriously looking at buying in Noida Extension. I'm fed up of renting, honestly, and finally taking the plunge. Currently torn between Aurum Alumni Accord (upcoming) and Manisha Marvel Homes (ready). How much risk is there with upcoming projects like Aurum, specifically around possession delays and actual amenities delivery? For Manisha Marvel, what's the total cost of ownership including all the hidden charges and maintenance? Should I just pay more for ready property to avoid the gamble?
Noida Extension — Aurum Alumni Accord dekh raha hoon, fed up of renting. EMI vs rent math toh theek lag raha. Par yeh upcoming project daily living ke liye genuinely accha hai kya? Amenities jo dikha rahe hain, woh actually useful honge ya bas show-off? Neighbourhood schools, hospitals ka kya scene hai? Koi experience share karo please.
Okay I'll be honest — I thought buying into Aurum Alumni Accord upcoming project was a smart move for appreciation. Everyone glorifies early entry, but nobody talks about the actual under-construction risk. Mera toh sir ghoom gaya hai. Builders often promise big appreciation from pre-launch prices, but at ₹1.41-2.00 Cr, kitna upside bacha hai Aurum mein? I'm really worried about the actual delivery timeline, given the builder's mixed track record. Time pe possession denge ya nahi, ye sabse bada question hai. Itna paisa block karke, I hope ROI accha mile. Disagree? Tell me why.
Since January I've been shortlisting flats in this city, and Aurum Alumni Accord is on my radar for Noida Extension. I work in real estate, so I know the super area vs carpet area games. But buying for myself is different, yaar. Sab marketing spin lagta hai. Upcoming project hai, toh occupancy ke baad actual livability kaisi hogi? Floor plan photos mein toh sahi lagte hain, but carpet area kitna efficient hai, aur practical use mein kitna space milta hai? Aur commute experience kaisa hai major employment hubs se? Koi insider info hai ya real experience? Should I consider it, ya just good on paper hai?
Noida Extension — I'm trying to figure out my own property here. I know the market well, but buying for myself feels different. Looking at Parsvnath Platinum (ready) versus Aurum Alumni Accord (upcoming). Platinum's around ₹95L for a 2BHK, already complete. Accord is pricier, ₹1.4 Cr+, and still UC. Is the 5-year appreciation potential significantly better with Accord to justify the higher total cost of ownership? Or is Platinum, being ready-to-move, just a safer bet overall? Need honest opinions.
