Been shortlisting flats since January, fed up of renting. DM Infra ke ongoing project mein I noticed something specific about their pricing. Post-completion units ka ask price versus current under-construction rate mein weird gap hai. Resale market mein liquidity ka issue toh nahi aayega? Any insights on their capital appreciation history?
Honestly, finding a new place after all these years is tougher than I thought. Kids have moved out, so don't need such a big place anymore. I'm looking at DM Infra, the ₹66-85L range for a compact flat seems okay. But I'm worried about hidden costs. What's the actual total cost of ownership there? Builder quotes one thing, but maintenance charges, society fees, sab add up. Any idea what residents actually pay monthly? Possession ke baad koi unexpected costs toh nahi aate? Aur, for an older couple, hospital proximity bhi important hai. Society ka vibe kaisa hai?

Visited DM Infra. Display flat achha laga, but carpet area efficiency kaisi hai? Amenities kitni useful hain, on-ground? Families ke liye livability aur noise levels ka kya scene hai? Maintenance charges bhi batao.

Full flat or just common areas? And water supply, is it reliable, or always tanker-dependent? Also, how are their elevators in daily use?

The premium seems high, but I'm wondering if the security systems and elevator quality actually justify it long-term. I'm already carrying a home loan, so this needs to make sense.
₹75 lakh for an ongoing DM Infra project? Their delivery track record is sketchy; under-construction delays kill investor ROI. Resale value suffers badly. Change my mind.
