After years of saving, finally looking for a proper 3BHK in Noida. Drona Residency looks decent on paper, but I'm worried. Everyone glorifies their amenities, but nobody talks about the actual carpet area, yaar. These builders show huge super areas, but jab andar jaao toh lagta hai 2BHK hi hai. My kids need proper space to play, not just fancy lobbies. Is Drona Residency actually livable for a family, or just good on brochures? And what about schools nearby? My wife's priority hai kids ka admission. Koi batao, iska carpet area actually kitna efficient hai? Change my mind if I'm wrong.
Kids have finally moved out, and honestly, this big house is too much work now. We're looking at Drona Residency for a manageable 2BHK. How's the actual carpet area efficiency there? I don't want a place that feels cramped. And what are the real monthly maintenance charges? Don't want any surprises after selling our current place. Are good hospitals truly close by?
Is Drona Residency genuinely good for daily living, or just good on paper? I'm currently in a 2BHK in Sector 137 and thinking of upgrading to a 3BHK. The price range for Drona Residency looks decent, but I'm honestly not sure if the premium is justified for an ongoing project. How's the community vibe there? Is it friendly, or do people mostly keep to themselves? We're looking for a genuinely good home, not just an apartment. What about schools and markets nearby? Daily convenience is super important, especially with young kids. Already have a home loan, so this upgrade needs to make sense. What's the real story with project delivery and the quality you get after moving in? Any residents can share their experience?
Since March I've been living in Drona Residency, Sector 150. Possession was okay, no major shocks. But honestly, the 'luxury' amenities feel a bit... unused? The clubhouse is fine but the pool's often empty. Kids' play area is good, though. Not sure if it's the right vibe for families long-term. Community's still building up, feels a bit isolated sometimes. Are others feeling this too? Wish I'd checked the actual usage before buying. Carpet area is decent for a 2BHK, not huge but manageable.
₹78L for a 3BHK feels like a lot. My 2BHK is cramped. Looking at Drona Residency vs Priyanshi Heights. Priyanshi's carpet area looks more usable. Are Drona's amenities really worth the trade-off in actual living space?
Budget finalised, loan pre-approved – now I'm seriously looking at Drona Residency in Greater Noida for an investment. I work in real estate but buying for myself is different, you know. I see all the marketing spin daily. So, off the record, what's the real scene with their delivery timeline? Builder ka track record kaisa hai for timely possession? I'm worried about under-construction risk; delays can seriously kill ROI. Also, iska resale market kitna liquid hai? Matlab, 5-7 saal mein exit karna ho toh buyers milenge kya? And investor vs end-user ratio ka kya haal hai wahan? Don't want to end up in a ghost society, that's bad for rentals too. Koi insider info hai toh share karo please. Hope this helps someone else too.
Budget finalised, loan pre-approved – seriously considering Drona Residency for investment. What's the real capital appreciation forecast here? Is the resale market liquid, or will I be stuck when exiting in a few years? Also, how's their project delivery track record? Not sure if it's a good long-term wealth creator. What's your take?
Greater Noida mein first property dhundh raha hoon, aur Evergreen Mango Orchad Tree Houses aur Drona Residency ko shortlist kiya hai. Evergreen toh ready hai, but uska budget thoda upar jaa raha hai, around 1.5 Cr for a 2BHK. Drona Residency under-construction hai, around 70L for same config, but usme carpet area ka doubt hai. Brochure mein kuch aur dikhate hain, site visit pe laga ki space utni efficient nahi hai. Also, Drona mein amenities kitni functional hongi, not sure. Evergreen mein toh sab ready hai, but at that price, is it worth it? Kya lagta hai, which one makes more sense for end-use? Koi experience share kar sakta hai kya?
Carpet area efficiency is often overlooked when comparing projects, especially with these super area calculations. I'm currently in a 2BHK in Sector 150 and thinking of upgrading to a 3BHK in Greater Noida. Ansal Orchid Bloom completed hai, but Drona Residency ongoing hai. Already have a home loan, so trying to justify the jump. Kya kisi ko Ansal Orchid Bloom ka real carpet area ka idea hai? Drona Residency ka builder trust factor kaisa hai, will they deliver on time? Which one looks better for 5-year appreciation, considering the price difference?
Noida Extension mein property dekh raha hoon for my growing family. Need at least a 3BHK, kids ke school admission bhi dekhne hain. Currently confused between Drona Residency and Hark Sai Enclave. Both are ongoing projects, which is a bit risky, right? Drona ka price range ₹29L-₹84L, Hark Sai is ₹10L-₹20L. My main concern is possession status. Builder ka track record kya hai, on-time delivery dete hain kya? Site visits pe construction quality kaisi lagi hai logon ko? Also, school aur hospital connectivity kiske paas better hai? My wife wants a safe neighbourhood with good social infrastructure for the kids. Which one would be a better long-term bet for a family?
