The green areas in new projects often feel so underwhelming compared to the brochures. I'm currently in a 2BHK, thinking of upgrading to a 3BHK or maybe a villa, and looking at places like Reputed Test A. Brochure mein toh they show huge lawns and open spaces, but reality mein kitna open area milta hai? Matlab, is the actual landscaping and usable green space good, ya bas naam ke liye hai? And what about security systems? CCTV coverage, visitor management, guards – is it all just for show, or do they actually work well? My current place ka security system bohot basic hai, so this is a big concern. Is the price jump worth it for these promised features? Already have a home loan, so har extra rupee matters. Would love to hear real experiences.
Is Reputed Test A actually good for daily living, ya fir bas brochure pe hi sahi lagta hai? I'm so fed up of renting, landlord ne rent phir badha diya. Finally taking the plunge to buy apna ghar. Reputed Test A completed project hai, but real life mein waha ka community vibe kaisa hai? Schools aur markets kitne paas hain? Matlab, genuinely achha home hai for a family, ya sirf paper pe? Koi rehta hai waha, please share experiences.
Reputed Test A mein parking allocation ka kya system hai, is it really fair ya lottery based? Yaar, renting se toh main bilkul fed up hoon, ab finally apna ghar lena hai. Site visit pe sab sahi laga, par baad mein parking ke liye daily struggle na ho jaaye. Aur security systems kaise hain? CCTV aur visitor management sahi se kaam karte hain ya bas show off?

After a few years, does it show? Parents bolte hain long-term maintenance bhi dekho. Community ka kya opinion hai?

5 builder meetings, 3 site visits at Sohna, especially Reputed Test A, and I'm still confused. I work in real estate, but buying for myself is a different ballgame. They promise top-notch amenities, right? Huge clubhouse, sports facilities. But off the record, kitna use hota hai? Is it just for show, ya people actually use it daily? For an investor, these add to maintenance, affect tenant attraction if they're ghost facilities. What's the ROI on these if they're not used? Maintenance charges ka kya scene hai? Value for money hai kya?
Reputed Test A, Sohna mein amenities ka scene thoda alag hai jo dikhaya tha. I just got possession in March, so it's been about 3 months. Site visit pe clubhouse aur sports facilities kaafi grand lag rahe the, but now they feel underutilized. Swimming pool bhi abhi tak operational nahi hai properly. Honestly, I'm wondering if these un-used amenities justify the premium ya bas show-off hai for investors. Maintenance charges bhi quite high hain, but services kaafi average lag rahi hain. Security guards ka check-in system bhi thoda loose hai. Kya aap logo ko bhi lagta hai ki Sohna projects mein amenities aur maintenance ka ROI utna nahi mil raha? Am I the only one facing this?

Also, promised amenities versus what's delivered for tenant attraction... and then the actual maintenance charges for ghost facilities? Does it justify the premium? Need some honest opinions on these aspects for long-term ROI.
