After 8 years of renting, I'm finally looking to buy in Greater Noida. My EMI vs rent math is pushing me to Royal Residency and other spots, but I'm worried about construction quality. Does poor build, like cracks or fitting issues, really hit resale value hard? Also, are those fancy clubhouses actually used, or just a maintenance drain for investors later?
Royal Residency looks cheaper, but Presidency Presithum is ready to move. Honestly, not sure about upcoming projects. Is it worth the risk for lower price? Any opinions?
Amrapali Crystal Homes is quoting crazy rates. I'm based in Dubai, so can't easily check the actual construction quality myself. Royal Residency seems cheaper, but it's under construction… riskier, right? Is OC worth that much extra? I need a property manager anyway. Carpet area efficiency matters more than location, imo. Honestly not sure. Which one has better rental potential? What would you pick and why?
Royal Residency vs ATS Homekraft Pious Orchards – I'm seeing a big difference in the 'all-in' cost. Royal Residency looks cheaper upfront, but I'm hearing the PLC and other hidden charges really add up. Anyone else notice this? ATS seems more transparent, but the base price is higher. Which one actually gives you more sqft for your money, after all those extra costs? Also, for ATS, is it really worth investing in an under-construction project right now, considering all the possession delays I've seen? From my experience, location is key. Not sure if the metro connectivity is better for one over the other. What's the real story on total cost of ownership? Any insights? Hope this helps someone.

NS Prime View Extension is ready, but honestly, the carpet area feels smaller for the price they are asking. Like, where will we even put the extra stuff? RR is upcoming, better layout maybe. But possession dates ka kya bharosa? RR is cheaper upfront, but OC milne mein kitna time lagega? Plus, extra charges kitne lagenge? Anyone faced similar dilemma? What did you finally decide and why?
