Two years ago I thought S S Park View was a dream for our 3BHK upgrade. Builder ne brochure mein kitni amazing amenities dikhayi thi, especially kids' play area. But possession ke baad, it's just sad. Jo promised tha, uska 50% bhi nahi mila. Kids ke liye play area toh naam ka hai, bilkul unsafe lagta hai. Aur maintenance charges itne high hain, but services zero. Anyone else faced this with S S Park View? Kya karein, yaar?
S S Park View mein construction quality aur amenities ka kya experience raha hai logon ka? I'm so fed up of renting, landlord ne phir rent badha diya, so finally taking the plunge. My biggest concern as an investor is how construction quality affects future resale value aur maintenance costs. Suna hai kuch projects mein cracks, seepage issues aate hain within a year, which is a nightmare for a landlord. Also, are the promised amenities like clubhouse and sports facilities actually well-maintained and used, or just show-off for premium pricing? Matlab, will tenants actually care about these amenities ya they're just ghost facilities that add to maintenance? What's the real ROI on these fancy extras? Any advice on what to look for during site visits to spot these issues early? Bahut confusion ho rahi hai.
Okay, I'll say what no one says about S S Park View. Everyone glorifies the location, but has anyone actually lived in those 2BHKs? The carpet area feels so cramped for a ₹1.30 Cr flat. Mera matlab, what's the actual usable space like, not just the super built-up? Is the layout efficient, ya bas corridors mein space waste kar diya hai? I'm honestly not sure how daily life would be with such small rooms. Change my mind, please.
Is S S Park View's capital appreciation really that stagnant for a completed project? I'm looking at it for investment, but the price hasn't moved much since completion, even with Bangalore's market. I work in real estate; it feels like the builder's past delivery track record is still affecting perception. What's the exit strategy looking like for others?
Did a site visit to S S Park View last month before finalizing, and honestly, the completed project looked decent. Just got possession a couple months back, and I'm now trying to figure out the actual rental yields here; brochures said one thing, but what are people genuinely getting? My biggest worry is the investor vs. end-user ratio. Don't want a ghost society affecting future resale value. Is the secondary market active or just slow for these flats?
Since January I've been shortlisting flats in this city, and it's exhausting. I work in real estate, but buying for myself is a whole different ball game, yaar. I'm looking at S S Park View in Whitefield, it's a completed project, around ₹1.30 Cr for a 2BHK. I know what builders don't tell you, so I need real opinions on its investment potential. What's the actual rental yield you guys are seeing there? Brochure figures are always way off. Also, capital appreciation since it got OC? Has the price moved much, ya bas stuck hai? And the investor vs. end-user ratio, how's that? Don't want to get stuck in a ghost society with poor resale liquidity. Any ground reality checks on the exit strategy for 5-7 years?
My wife needs a safe 3BHK for the kids soon. S S Park View's amenities shown in the brochure feel totally misleading now. Are these facilities actually usable? What's the community really like for families? Anyone else frustrated by this?
