Did a site visit to SAP Homes last week, finally pulling the trigger after years of renting. The clubhouse looked great, but does anyone know if it's actually used, or just a ghost facility? Also, how are their security systems in practice? Thinking about long-term tenant attraction and resale value.
Since January, SAP Homes RWA hiked maintenance, but services are worse. Security's a joke, green areas neglected. Doesn't this kill resale value or tenant attraction? Any advice for Greater Noida investors?
I made a mistake and want to share it so others don't. SAP Homes mein flat liya tha, possession ko abhi 3 mahine hue hain. Brochure mein jo amenities dikhaye the, woh ground pe aate hi sab change ho gaye. Promised clubhouse toh abhi bhi under-construction hai. Maintenance charges toh poore le rahe hain, but services ka quality zero hai. Is this normal? Resale value pe kitna impact hoga iska? Disagree? Tell me why.
