Sarjapur Road – finally taking the plunge after years of renting. Fed up of landlord hikes, ab equity banana hai. Looking at Sobha Royal Pavilion. But I'm thinking about the long game, especially maintenance charges. Kya yeh worth it hote hain for the amenities? Matlab, does the clubhouse actually get used daily, ya it's just a showpiece that drives up monthly costs? As an investor, does that really attract good tenants or help with resale value later?
Did a site visit to Sobha Royal Pavilion Phase 4 last weekend and honestly wasn't expecting this. Brochure mein jo amenities dikhate hain, real mein unka use kitna hai, I'm wondering. They showed a huge clubhouse and sports facilities, but yaar, is it actually used daily or just a ghost facility for show? My wife's main priority hai kids ke liye safe play area and good facilities, but dekhke laga ki just ek checkbox tick kiya hai. Kids ke school admission ke liye bhi location important hai, but yeh amenities ka kya point agar woh kaam hi na aaye? Maintenance charges bhi itne high bol rahe hain, but for what? Agar swimming pool half the time band hai ya gym equipment toot gaya hai, toh kya fayda? Need at least a 3BHK, so investment bhi bada hai. Koi aur ne bhi face kiya hai kya yeh issue with promised vs delivered amenities? Matlab, is this common for all big builders in Bangalore?
