Visited SVS Wellington 2 and Cosmos Shivalik Homes this Saturday. We need a 3BHK for the kids, and my wife's priority is a safe, family-friendly society. SVS felt a bit more lived-in, but Cosmos had better amenities for children. What's the real society vibe and actual usage of amenities like in both projects? Which would you pick for a young family?
Budget finalised, loan pre-approved. SVS Wellington 2 mein livability kaisa hai daily? Maintenance kitna aata hai off the record? Builder claims vs actual experience mein kya farak hai?
I'm based in Dubai, so can't do site visits easily for ground truth. I'm looking at Dridha Elite (upcoming, ₹32-50L) and SVS Wellington 2 (completed, ₹20-30L). Dridha Elite mein future delays ka darr hai, aur real carpet area kitna milega? SVS Wellington 2 completed hai, but iski actual usable space aur floor plan efficient hai kya? Metro connectivity aur daily commute ka kya scene hai from both? For an NRI investor, which one makes more sense, considering I'll need a property manager? Your honest opinions on real value and layout efficiency would be helpful.
Okay I'll say it — RERA compliance for 'completed' projects like SVS Wellington 2 is often a myth. Does pending OC/CC kill investor exit strategy? Change my mind.
Honestly, I'm kicking myself over SVS Homes Wellington 2. After possession, RWA setup and other hidden charges were insane. Did anyone else face this? Upgrading from my 2BHK, this feels like a scam.
Visited SVS Homes Wellington 2 last week. ₹20-30L, completed. I'm a broker, but buying for myself is tricky. What's the real carpet area ratio? Any hidden charges beyond total quoted cost?
SVS Homes Wellington 2 ki amenities bas show-off hain, change my mind. My kids have moved out, so I'm selling my big house and need a manageable 2BHK. This project looks good, but I'm skeptical. Jo swimming pool ya gym dikhate hain brochures mein, woh kitne functional hote hain for us seniors? Ya fir bas young crowd ke liye hain? I need a good society vibe, jahaan log milte-julte hon, not just isolated apartments. Hospital proximity is also key. And maintenance charges kitne hain actually? Builder bolte hain kam, but reality kuch aur hoti hai. Is it genuinely a good place for peaceful living, ya sirf investment ke liye bana hai? Disagree? Tell me why.
Moved into SVS Wellington 2 last month, possession was on time thankfully. Builder ka project delivery track record kaisa raha hai overall? Aur society mein kaafi flats khaali dikhte hain, mostly investor properties lagti hain. Iska impact long-term mein kya hoga? Koi first-hand experience share karega?
Since last month I'm seriously considering SVS Homes Wellington 2 for investment. It's completed, which is good. But has its price moved much since launch? What about the builder's delivery record? I'm worried about future appreciation and exit strategy. Is it more end-user or investor heavy there?
₹22k rent de raha hoon Noida Extension mein, ab bas ho gaya. SVS Homes Wellington 2 mein investment ka soch raha hoon, price ₹20-30L hai. Completed project hai. Iska capital appreciation kaisa raha hai since launch, matlab, kitne returns expect kar sakte hain 3-5 saal mein? Aur rental yield reality mein kitna mil sakta hai monthly? ₹7k-9k possible hai kya? Resale market kitna liquid hai yahan, exit strategy ke liye secondary market active hai ya mushkil hoti hai bechne mein? Builder SVS Homes ka track record kaisa hai for other projects, delivery-wise? Koi insights?
