I'll be honest, choosing between YEIDA plots and Gardenia Grace is tough for my family. Kids ke school, safety aur end-user ratio kahan better hai? Long-term investment ke liye 5-year appreciation kiska zyaada hoga?
Grand View mein carpet area sahi lag raha hai, but YEIDA plots ka appreciation potential zyada suna hai. Honestly, not sure which one to pick for long-term gains. Any thoughts?

Currently in a 2BHK in Sector 75, thinking of upgrading. I'm looking at YEIDA plots in Greater Noida versus Eldeco 7 Peaks. Plots seem tempting, especially the resale ones where OC is already there, but the total cost hits you later: construction, interiors, everything. Eldeco is ready to move, but that PLC and other charges are killer. Is the price jump worth it for the Eldeco amenities? Or should I gamble on building my own thing? Honestly not sure about the carpet area efficiency in Eldeco. Heard some builders inflate that number. Also, plots have better appreciation potential, right? Already have a home loan, so EMI is a factor. Anyone compared these two projects from an investment perspective? What about rental income if I decide to rent it out later? Any thoughts are welcome!
