ACE Parkway vs Divine Lotus Greens: Which is better?

Hey guys, I'm considering buying a ready-to-move flat in Noida. I've shortlisted ACE Parkway and Raghunandan Divine Lotus Greens. ACE Parkway is pricier, but what about construction quality? Has anyone experienced any issues? Also, Divine Lotus Greens seems more affordable, but is the ROI good? Which one is better for investment, considering rental potential and resale value? ACE Parkway Possession: On time or delayed?

Saw this video about ACE Parkway in Sec-150, Noida. Looks pretty swanky, ngl. They're saying it's ready to move, but I'm always skeptical about these timelines.
