Upgrade from 2BHK: JMD Siddh vs DPL Flora, opinions?

Currently in a 2BHK in Noida, thinking of upgrading. JMD Siddh Appartment is ready to move, around 65L. DPL Flora Orchid Farms is another option, but unsure about the possession timeline. Is ready to move worth the premium? I'm also wondering about the carpet area in both. I'd prefer more usable space. Which would you pick if you were in my position? What does the community think?

S&U Golden Nest mein the 'ready to move' is tempting. But DPL Flora Orchid Farms ka plot size looks massive. Anyone know the real PLC charges and other hidden costs in Golden Nest? My wife wants more green space for the kids. Is it worth the risk of under construction? What's the parking situation?

Rudra Buildwell's hidden costs are a big turn-off.

I work in real estate but even I'm getting played! I'm looking at Rudra Buildwell Jagdambe Apartments, but the advertised rate is BS. They quote one price, then PLC, floor rise, parking... suddenly it's way more. Anyone else faced this? DPL Flora Orchid Farms seems cheaper upfront, but I worry about the builder's reputation. I know what builders don't tell you! Super area vs carpet area games are strong with Rudra. Carpet area efficiency matters a lot to me. Honestly not sure which is the lesser evil. Is it worth paying more for potentially better construction quality in Rudra or gambling on DPL? What about the total cost of ownership, including stamp duty and interiors? Any insights from those who've booked in either project?

Confused between DPL Flora and S & U Golden Nest

My parents are pushing for ready-to-move, like S & U Golden Nest. But DPL Flora Orchid Farms looks nice in the brochure. Is it worth the risk of under-construction? Carpet area kitna milega, honestly no idea. Which one has better ROI in 5 years? Ab samajh nahi aa raha. Koi idea hai?

Ready to move is always better. Change my mind.

I've bought properties before, and from my experience, ready to move is king. DPL Flora Orchid Farms looks nice, but honestly, under construction matlab risk. JMD Siddh Appartment may be older, but at least you know what you're getting. Plus, no EMI *and* rent at the same time. Everyone talks about appreciation potential, but peace of mind is priceless, right? Am I missing something? Tell me why under-construction is worth it.
