Okay I'll be honest – I'm tired of these under-construction project delays. I work in real estate, so I know what builders don't tell you. I'm seeing so many issues with OC, it's scary. I'm looking at S & U Golden Nest since it's ready to move. Eldeco Sylvan View looks fancy but the price, matlab, is insane! Is it really worth that much more? Honestly not sure about the ROI on that kind of investment. I'm also thinking about carpet area efficiency. Looking at S & U Golden Nest and JMD Siddh Appartment. Both are ready to move in Noida, which is great for avoiding possession delays. My wife's priority is a safe, established neighborhood. But I'm finding the total cost of ownership can be sneaky. JMD looks pricier upfront, but after adding PLC, interiors for a bare shell in Golden Nest, plus stamp duty, it's almost the same! Golden Nest looks cheaper advertised rate wise. Honestly not sure if that advertised rate translates to less money overall. Anyone else done a similar comparison? Plus, which one has better resale value down the line? Hope this helps someone.
