Came across this video about Emaar Emerald Hills in Sector 65, Gurugram. It shows a 4BHK, 350 sq yds floor with a half terrace, around 2400 sqft, starting at 1.95 Cr. I'm looking at options in this range. Is this Emaar project considered good value compared to other Emaar properties or similar 4BHKs in Gurugram? What's the general opinion on its pricing and location?

Kids have moved out, so we're selling our big house and looking for a compact, low-maintenance flat in Gurugram. Want something manageable, but safety is a huge priority now, especially for my wife. The brochure talks a lot about 24/7 CCTV and visitor management systems. But what's the ground reality like? Are the guards actually vigilant, or just for show? How good is the visitor screening process really for daily entry? I'm worried about unknown people getting in easily. Does the security system actually work, or is it just fancy tech that breaks down often? Any residents here can share their honest experience regarding daily security and peace of mind. Honestly, that's almost as important as the flat itself.

Possession ko 6 mahine ho gaye hain, aur amenities ka haal dekh ke dimaag kharab ho gaya hai. Brochure mein jo world-class clubhouse aur sports facilities dikhaye the, woh abhi bhi under-construction lagte hain, ya phir bas naam ke hain. Tenant attraction ke liye yeh sab bohot matter karta hai, yaar. I've seen this pattern before, builders promise the moon, deliver a pebble. Yeh 'ghost facilities' future resale value pe kitna impact karengi? Maintenance charges toh poore le rahe hain, but service quality is pathetic. Is this normal for Gurugram high-rises? Kisi aur ne bhi face kiya hai yeh Emaar mein? Kya karein, RWA se baat karke ya wait karein?

Six months pehle I started looking for a 3BHK upgrade in Sohna. Emaar The Privilege ka price range ₹1.95 Cr–₹3.77 Cr hai, but honestly, I'm worried about its resale market. Everyone talks about the builder, but kya Sohna mein completed projects ka actual capital appreciation future mein hoga? Investor ratio high hai toh exit kaise milegi? Feels like a ghost society risk. Change my mind.
